It’s an excellent opportunity to set up shop in one of the most premium business locations just north of the metro.

Rising in the 40-ha Altaraza Town Center, Ayala Land’s flourishing master planned estate in San Jose del Monte, Bulacan, is the Altaraza Urban Hub—a new commercial district offering limited prime lots in a strategic location within the community.

It’s a not-to-be-missed opportunity as the Urban Hub presents fresh investment and expansion possibilities in a self-sustaining, dynamic estate that enjoys healthy foot traffic owing to its complete offerings, proximity to key infrastructure projects and major thoroughfares, as well as continued property value appreciation. Ayala Land, the country’s leading and most trusted developer, has aptly laid a solid foundation that enables Altaraza to offer a conducive environment for both businesses and residents.

Primed for progress

Businesses are no doubt primed for progress at Altaraza. Its location alone speaks volumes of the prospects that can be tapped here.

Ayala Altranza

Altaraza is a fully integrated, sustainable estate, with two residential communities, an existing commercial district, a hospital, schools, and open spaces.

For one, Bulacan province is expected to transform into an economic powerhouse amid the aggressive infrastructure build-up north of the capital region. This will not only boost connectivity and accessibility of the cities here to Metro Manila and other areas in Central Luzon, but will also notably ensure capital appreciation for nearby properties in the long run.

Besides the existing North Luzon Expressway, future MRT-7 stations which will be located along Quirino Highway in Tungkong Mangga, and the proposed New Manila International Airport will generate favorable and potentially profitable gains for communities that will have direct access.

The province, too, offers the advantages of having a large population base and high growth rates, making it an ideal location for companies—as already shown by the more than 3,000 registered businesses that have set up shop in San Jose del Monte City, Bulacan.

The fact that Ayala Land’s Altaraza is located in Bulacan, particularly in a top tier city like San Jose Del Monte, already adds leverage. Locators will enjoy the advantage of having direct access to Quirino Highway from Altaraza, with the estate placing them right at the doorstep of Quezon City. Businesses are thus able to cater to the families, individuals and workers from both Bulacan and Metro Manila.

Conducive platform

Altaraza offers a conducive environment for both businesses and residents.

Altaraza, in itself, is a fully integrated, sustainable estate, with two residential communities, an existing commercial district, a hospital, schools, and open spaces. Set against the backdrop of the lush Sierra Madre Mountain range, century-old trees and rolling terrain, Altaraza presents opportunities for balanced lifestyles and a platform that is conducive and friendly to businesses.

Currently, Altaraza is home to two operational educational institutions namely, Colegio San Agustin, which can cater to as many as 10,000 students, and the STI Academic Center San Jose del Monte, which can accommodate 6,000 senior high school and college students.

Waltermart Altaraza provides easy and convenient access to quality products and services.

Waltermart Altaraza, which recently opened its doors, provides easy and convenient access to quality products and services, while the 105-bed Qualimed Hospital, elevates medical care in the region as it is deemed as one of SJDM’s full-service hospitals.

Ayala Land residential brands Amaia Steps Altaraza, with a complex of mid-rise towers, and Avida Settings Altaraza, which offers house-and-lot units, have collectively sold more than 700 units. Homeowners will enjoy proximity to a commercial center, for which 51 lots have already been sold, and to more than 11 hectares of lush open spaces, which have since attracted joggers and bikers.

This early, Altaraza is proving to be a valuable investment. Prices of residential units have appreciated, recording a 7 to 10 percent compounded annual growth rate, while the value of its commercial lots have grown by 200 percent over a span of eight years.

Exciting new district

Ayala

Businesses are no doubt primed for progress at Altaraza.

As investors and businesses recognize the growing value of the estate, Ayala Land launched a limited offering for investors: eight premium lots within a new commercial district called the Altaraza Urban Hub.

This 2.4-ha expanse is located within the northern tip of the estate, less than 100 meters away from Quirino Highway, thus making it easily accessible to the general public. At the same time, it is still strategically integrated into the rest of the estate as it will rise adjacent to Qualimed and Amaia Steps Altaraza.

The size of these eight commercial lots, which can be used for commercial, accommodation, office and institutional purposes, will range from 1,500 sqm to 1,747 sqm, priced at P65,000 to P70,000 per sqm per lot. Selling prices range from P97 million to P114 million.

Ayala Altaraza

The Urban Hub is centrally located as it will rise near Qualimed, the residential projects by Avida Land and Amaia, as well as the Central Plaza.

What’s notable about this promising block aside from the prospects it can offer is the adjacent open space, which is an extension of the existing park beside QualiMed. Collectively, the existing and future park will be named as the Urban Hub Park or Central Park.

Future locators of the Urban Hub are expected to adopt a Modern Plantation architectural style which is both functional and visually stimulating with its canopies, balconies and punched windows, as well as pitched roof and balconies. To ensure a complete visual experience, corner lots and lots adjacent to footpaths, landscape features, parks, and entrances shall have architectural corner accents.

As many now claim that all roads lead to the north, there is no doubt that these are all headed to the Altaraza Town Center—modern, progressive and ripe with opportunities for growth.
