Centera: Gateway to Cloud 9

CENTERA is a tribute to the energy and thrill of urban existence.

In numerology, the number nine is considered sacred as it connotes many meanings, among them leadership, completeness, long lasting, celestial power and ultimate happiness.

The same can be said about Avida Land Corp.’s ninth vertical development, the Avida Towers Centera, which again promises to lead the pack with an array of “firsts” for a unique “in-city” living experience.

Sitting on a 1.25-hectare property in Mandaluyong City, the four-tower Centera will be the Ayala-led company’s entry into what was dubbed as the “Golden Triangle” of Makati, Manila and Quezon City.

Project head Anne Baylon recently sat down with Inquirer Property and shared nine reasons how the Centera can offer potential condo buyers a “cloud nine” living experience.

1Location. Centera is being constructed at the corner of Edsa and Reliance Street—a convenient urban location that can bring its residents closer to the offices, schools, churches and hospital, as well as to lifestyle areas and dining strips. As Centera would be built near the city’s main thoroughfares, accessibility will not be a concern.

“For us, location is key. So when we choose our developments, it’s really in a very strategic location,” Baylon shared.

2In-city living. While Centera may be located at the heart of Metro Manila, it is an added bonus that Avida Land is introducing its “in-city” living vision in this development. With a two-level retail area, Centera can give its tenants an even more convenient access to a wide array of merchants designed to complement the lifestyle of its residents and surrounding communities.

THE CORE at Centera is where the swimming pools, water sports facilities, outdoor gym equipment and a jogging path will be located.

3Amenities. Baylon said Avida ensures that its amenities are practical and sensible.  In this way, residents won’t have to shoulder high and unnecessary fees. The Centera, she said, will feature amenities that were thoughtfully divided into different zones: The Core (for fitness and fun); The Hub (where to meet and entertain); and The Serenity Park (for peace and quiet).

4Security and maintenance. Condominiums are meant for individuals who are always on the go. It’s a must to have someone reliable maintain and oversee their units.

“For Avida, it’s Ayala Property Management Corp. that maintains every development. So in terms of security, management and maintenance you’re very sure of the upkeep and quality of the development,” Baylon explained.

To further ensure security, each tower of the Centera will have its own designated lobby and entrance for residents. The retail area will have a different entrance and tighter security.

5Stress-free buying experience. Baylon advised those scouting for a condo unit to go for an Avida development as its sales team will ensure a stress-free buying experience. The team ensures that a customer is well taken cared of from the time he/she makes his/her initial inquiries up to the time that a unit is turned over to him/her.

6Fewer units. The comfort, privacy and convenience of residents are the priority in all four towers of Centera. Each structure is carefully and meticulously planned to allow homeowners to enjoy privacy and avoid crowded hallways, jampacked amenities and long elevator lines.

CENTERA’S unique ‘in-city’ living vision will see the construction of a two-level retail which houses a wide array of merchants.

“We study the density per floor and make sure that it’s kept to a certain number so that the living experience of the residents won’t be affected,” Baylon said.

7Quality assurance. Baylon warned potential buyers of the fly-by-night developers that may take advantage of the increasing demand for housing units. It would be wise to check if the developer follows a strict set of guidelines in terms of construction like Avida Land.

“Our developments are well-planned in terms of flood control and we strictly follow guidelines in terms of elevation to make sure that all our projects won’t be affected by different calamities,” Baylon shared.

“With Avida you’re assured that each condo is budgeted so that no matter what happens, we will deliver the project. Not only that, over a matter of time you’ll be assured that the development will still be the way it was when you first moved in,” she further said.

8Free-flowing air and sunlight. Sunlight and air should naturally flow inside the entire unit and not just in one area. Having buildings that are well-ventilated and illuminated across floors, hallways and common areas—as envisioned for the Centera—will not only promote wellness but also help its tenants save in terms of reduced electricity consumption.

9Emergency power. While most developers claim that back-up power is available in their developments, it is often so only for the common areas. “With Centera, emergency power is available even inside your unit so that means living without brownouts,” Baylon said.
