Beyond developing land, building best-in-class projects, and driving sustainability in its communities, Ayala Land Inc. (ALI), over the last 33 years, has also become an instrument in nation-building.
Its developments and initiatives, after all, did more than just provide homes, offices, commercial and industrial spaces. It also generated millions of jobs and provided invaluable business opportunities for many Filipinos, fuelled progress in areas where it is present and gave birth to what are now established business districts and urban centers.
Exponential growth, impact
Today, Ayala Land has grown exponentially in reach and impact—a total landbank of 12,483 hectares nationwide; diversified and distinct residential offerings from five brands catering to different markets; 2.12 million sqm of commercial spaces across its malls; 1.30 million sqm of premium office spaces; 4,030 hotel and resort rooms; and a recent expansion into new leasing formats such as warehousing, co-living, and co-working spaces.
And it has since been a continuing effort, as seen in Ayala Land’s staunch commitment to nurture excellence within the organization and engage all stakeholders to ensure an integrated approach to sustainable development.

Fitting tribute
Such relentless efforts toward employee, community and nation-building were aptly recognized as Ayala Land bagged the most coveted Grand Stevie Award as Organization of the Year at the 2021 International Business Awards (IBA). This highly prestigious accolade is a fitting tribute not only to the company but more so for the people behind Ayala Land’s success over the last three decades.
The Grand Stevie is yet another milestone for Ayala Land, which earned the most number of award points this year and topped an IBA program considered as the world’s leading omnibus business awards competition. Dominating this year’s IBAs, Ayala Land took home 11 gold awards, six silvers and 19 bronzes for innovative initiatives and activities that ranged from environmental sustainability, customer service, employee engagement, communication campaigns to the more challenging COVID-19 response programs.
“The best-of-show Grand Stevie winners are emblematic of the breadth and quality of nominations we welcomed to the IBAs in 2021,” said Maggie Gallagher Miller, president of the Stevie Awards. “COVID-19 continues to test economic conditions in many parts of the world, but those challenges have been met and overcome in myriad ways by our 2021 Stevie Award winners.”
Award-winning programs
Among Ayala Land’s Gold Stevie Award winning programs was its “Zero Waste” Circular Waste Management Program, a circular economy model that established a process in which plastic waste were given alternative destinations for recycling and reprocessing.
Its pioneering AREIT Inc., the curtain-raiser for real estate investment trust (REIT) in the Philippines, also won a Gold Stevie as Real Estate Company of the Year. Its landmark initial public offering in 2020—amid the pandemic—was designed to make the Philippine property market more inclusive and accessible to Filipino investors through a best-in-class REIT.
Makati Development Corp., the construction arm of Ayala Land, was another Gold Stevie awardee as Materials and Construction Company of the Year, while key subsidiaries Ayala Land Logistics Holdings Corp. and Ayala Land Offices Inc. also won Gold Stevies for industry contributions and organization achievements.
One of its silver awards was for the Ayala Malls DriveBuy, which proved critical during the pandemic as it lessened contact and probability of virus transmission while ensuring convenience. Bronze awards were conferred to Travel Bubble for a Cause in El Nido Resorts by the Ten Knots Group, as Most Valuable Corporate Response; A Heart that Cares by Ayala Property Management Corp. as Most Valuable Corporate Response; and Ayala Land Festival of Lights: Virtual Edition 2020 for Branded Content Campaign of the Year.
