Frederick D. Go, RLC President and CEO, revealed that Bridgetowne will have the company’s biggest concentration of office buildings. “Our premier destination estate is best positioned to capture a huge chunk of the BPO (business process outsourcing) market given its strategic location along the C5-IT corridor and its live-work-play-inspire lifestyle,” said Go. Currently, as much as 80 percent of RLC’s total office space are occupied by BPO companies,  while the rest are by traditional or corporate, government, and other office locators.

So far, four office buildings within Bridgetowne have been completed. With a total gross leasable area (GLA) of about 160,000 sqm, these office developments continue to enjoy strong occupancy rates. Seven other office projects, two of which are currently ongoing construction, are in the pipeline. These are projected to add approximately 300,000 sqm of cumulative GLA to the supply of new offices in the Philippines.

RLC’s office developments within Bridgetowne are equipped with energy efficient features, including LED lights, which reduce power consumption, and double-glazed glass facades that reduce the need for cooling. To date, all existing office buildings in Bridgetowne are registered with the US Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED), while  all new high-rise office buildings to be developed within the Bridgetowne Destination Estate shall be registered with LEED.

“We, at RLC, take ESG (environmental, social and corporate governance) very seriously. Going green is our response to taking care of our environment. Our sustainable office buildings serve as testaments to our commitment to reduce our carbon footprint,” Go explained. 

He pointed out that a LEED certification significantly benefits their clients as well, helping them generate savings on operating costs. “We are targeting a LEED Gold Certification for our new office buildings. According to an article published by the USGBC, a LEED Gold-certified building is able to reduce energy consumption by as much as 25 percent and water consumption by as much as 11 percent,” he added.

Go also noted that Bridgetowne provides a conducive environment for people to live, work, and play in a single integrated community, ensuring a lifestyle of efficiencies and utmost conveniences that support sustainable living.

“You can buy condominium units that fit your budget or rent a bed space or a room in a dormitory. This gives people the option to walk to work, which in turn helps protect the environment,” Go explained. 

Exceptional also is the fact that RLC continues to invest in technologies to future-proof its buildings, enabling these to be highly responsive to the needs of the new normal. Go said they are pulling out all the stops to ensure that they provide a safe work environment in the midst of the global health scare. 

“The well-being of our office tenants is of utmost importance. We have already started installing technologies that support contactless processes inside our buildings,” he said.
Apart from metal detectors with thermal scanners that take care of both the security and health check requirements for people entering the premises, RLC has also installed automatic alcohol dispensers in strategic common areas, as well as automatic soap dispensers in toilets.

According to Jericho Go, RLC Office Buildings Division Senior Vice President and General Manager, offices will continue to play a crucial role for companies, even in this era that has seen the adoption of work-from-home arrangements. 

He pointed out that offices offer a conducive work environment, reliable internet connection, stable power supply, the right equipment, and immediate support from colleagues.

“The environment in the office ensures a high level of productivity as you will not be disturbed by noise or distractions from other members of the family that might be doing non-work related items.
