Growth center

The 1,800-hectare integrated mixed-use Alviera is envisioned to be the growth center of Central Luzon. It is about five and a half times larger than the Makati central business district and roughly four times the size of Bonifacio Global City. Upon full development, it is seen to create a community of 20,000 office and industrial workers, 65,000 residents and 20,000 students.

Its four main districts—namely the City Center, Greenbelt, East and West—present a broad spectrum of settings for commercial, business, industrial park, university zones, retail centers, a country club, recreational areas and residential neighborhoods.

“The city center serves as the central business and lifestyle district while the East District includes the 64-ha industrial park that’s expected to generate economic activity and jobs in the area. The East Commercial Center serves as the estate’s first commercial hub, welcoming new investments and locators that would likewise spur economic activity and dynamism, as well as complementary developments to the residential developments and school within the district. Communing with nature

Beyond all the modern conveniences however, Alviera will also allow future residents and locators to reap the benefits of living and working near and in nature. Healthy, large open spaces will be a constant feature of the estate as 40 percent of the entire development will be preserved for forest and nature trails. Given such thoughtful planning of space, Alviera is sure to provide the perfect setting for the present day’s need for social distancing.

Offering horizontal development of lots and homes, the estate is set to provide residents that much needed space to breathe, thrive and grow. Here, one will always have enough space to create a room for every need—whether it be for work, study, fun or to just simply laze around all while enjoying the fresh breeze and unadulterated beauty of nature.

In Alviera, one will always have the calming views of nature and expansive green fields as a backdrop while having naturally formed rivers, waterfalls and mountains as their stomping ground. Ayala Land and Leonio Land are truly laying down the foundation for a community that’s not only future proofed and sustainable, but one that’s also poised to meet the challenges brought about by the new normal.

“Alviera will have a lot of open spaces. We are nurturing and embracing the natural features of the site, working with the layout of the land. The estate will feature the 300-ha Greenbelt that cuts across the whole development. It will serve as a green corridor, that will host the 23-hectare La Salle Botanical Gardens which will soon feature themed gardens, greenhouses and libraries, as well as a 3km-long convergence walk dedicated foot paths and bike trails, one that would allow for a full immersion to nature,” John added.

Lush open spaces offer adequate breathing room for future residents and locators.

Modern, sustainable environment

The Alviera estate is thus expected to satisfy the unmet needs of both homebuyers and investors looking to expand their businesses. Through its combined natural beauty and modern day features and conveniences, Alviera is built to provide a secure live-work-learn-and-play environment. Add to that its features further enhancing the estate’s health and disaster resilience as well as its well laid out infrastructure for physical and technological connectivity.

“The estate’s pedestrian and vehicular network is designed to encourage walking and biking around as alternative to commuting and to help promote an active and healthy lifestyle. Safe and ease of mobility is also a priority as we plan for years ahead, projecting population growth, usage and future technologies and trends,” Clarissa shared.

“The estate is also setting up its infrastructure that’s adaptive to the technologies of today and in the future like fiber-optic connectivity among others, so working from home even after the pandemic will be a breeze. In Alviera, we made sure that values such as productivity, efficiency, stewardship and a seamless flow of natural elements are all properly put in place to ensure the long-term value and liveability of the entire estate,” Clarissa added.

A wide range of residential options will also be made available at Alviera, which will showcase three residential brands to cater to a variety of needs and preferences such as Ayala Land Premier, Alveo and Avida. Alviera will have two key educational institutions, namely the Holy Angel University, which will serve all educational levels and will have athletic venues and dormitories, and Miriam College, which will offer academic programs from pre-elementary to post-graduate. Another highlight is the 6-ha Alviera Country Club, a sports and lifestyle club that currently features a ballroom for events and celebrations, meeting rooms, network of pools, spa, specialty restaurants, entertainment and sports facilities.

Upon completion, the project is expected to transform the property into the primary business, leisure, institutional, residential and recreational destination in Central Luzon.
