Parkford Suites Legazpi will offer a rare park-side living experience, as it will be across the Legazpi Active Park and Washington Sycip Park in Makati.

In the past, some urban neighborhood developments may have willfully ignored parks and greenery. But Alveo Land is determined to highlight these spaces in its latest residential development in the heart of the Makati central business district.

With the 35-storey Parkford Suites Legazpi rising at the corner of Gamboa and Salcedo Streets in the posh Legazpi Village, the premium real estate developer offers the rare park-side living experience to the property seekers.

Parkford Suites Legazpi is Alveo Land’s most expensive residential project to date, offering well-appointed, spacious units and choice amenities for its residents.

The property will be across Legazpi Active Park and Washington Sycip Park, two of the few locations in the Makati CBD that provide a much-needed breathing space for urban settlers.

Washington Sycip Park, named in honor of the business magnate, is the quieter and more contemplative park.

It has a Japanese garden, pavilions, an amphitheater and a koi pond. Tall and shady, the indigenous tropical trees provide a hideout for those looking to spend time by themselves. Impy Pilapil’s colorful “The Mangrove-Nature’s Embrace” stands as tall as the greens.

The Legazpi Active Park, meanwhile, is a fitness park complete with jogging paths and drinking fountains. It can work for outdoor activities like calisthenics, yoga, frisbee and cycling. It also features a play area for kids, an amphitheater, an activity area and a plaza.

The park is best known for hosting the well-known Legazpi Sunday Market. Temporarily, the satellite market takes place at the Corinthian Carpark between Corinthian Plaza and Washington Sycip Park, near the Asian Institute of Management. It has been the destination for a wide variety of farm-fresh and organic produce, and homemade local and international food items. People also find vegetarian goodies, natural personal care products and artisan crafts there.

That park-side feeling does not detach residents from the urban happenings. Parkford Suites Legazpi will be 600 meters away from Greenbelt, and one kilometer from the Ayala Museum. One can also walk from Parkford Suites Legazpi to Ayala Avenue and Edsa.

But the post code envy won’t simply come from the tower’s strategic location alone. What’s within the building will also floor prospective buyers.

“In terms of privacy and exclusivity, it only has 163 units and within your floor, there are only seven units… We only offer bigger units,” he added.

The units, which will be turned over by 2026, are spacious. Two-bedroom units cover 125-142 sqm of floor space. A three-bedroom unit is at 180-181 sqm. The largest offer, the bi-level units with three bedrooms, have a size of up to 328 sqm. They will go for around P370,000 per sqm—which is more expensive than Alveo Land’s usual price points ranging from P200,000 to P250,000 per sqm. But that premium price is not for nothing.

Each unit screams opulence, with its floor-to-ceiling windows, wide-panel glass windows; en suite bathrooms for all bedrooms; a walk-in closet for the master bedroom; double-sink master’s bathroom; and a powder room with Kohler fixtures. Kitchens are fitted with solid-surface countertops. Bedrooms have wooden flooring. The three-bedroom units have park-facing balconies with glass railings.

Meanwhile, the main lobby will have a concierge and a mailroom. The residential units and common areas will enjoy 100-percent back-up power. Building maintenance and security will operate round the clock. The first and second floor will host retail spaces, too.

“The location is very prime… (but) really what attracts our buyers here is the park, the proximity to the beautiful parks,” he concluded.
