Two of the country’s top conglomerates, SM Investments Corp. and GT Capital Holdings Inc., have teamed up to develop a luxury residential project envisioned to be an iconic landmark in the heart of the Makati central business district.
Their real estate arms—SM Development Corp. and Federal Land Inc., respectively—are building The Estate Makati, which will stake its claim as the crowning jewel of Ayala Avenue.
To get this highly ambitious project off the ground, SMDC and Federal Land tapped award-winning architectural firm Foster + Partners for a design which would cement their legacies. The result is an engineering marvel, making use of technologies that will mark many firsts in Philippine real estate industry.

Shaped by the sun
For Foster + Partners, it will be a building “literally shaped by the sun” as it will be oriented in such a way that will minimize exposure to the sun’s rays. It used double-glazed windows to reduce the flow of heat and external noise.
The luxury residential tower is designed for affluent individuals looking to own a prime, one-of-a-kind piece of Makati real estate that speaks of privacy, exclusivity and product superiority.
Lots in the sky
The Estate Makati has 54 floors above ground, housing a total of 188 residential units. It will offer spacious two-bedroom units with a floor area of 151 sqm, priced between P90 million and P95.5 million, while the three-bedroom units measure from 178 to 224 sqm, priced at P112 million to P153 million.

Owners can customize the space accordingly
There will be eight penthouse suites consisting of three-bedroom units ranging from 407 to 497 sqm, while the sizes of the four four-bedroom units will range from 617 to 764 sqm.
Hidden inside the units is an architectural feature that makes The Estate Makati rise above all others: the double-slab technology. By concealing things like utilities, plumbing, and electricals in between double slabs of concrete, the unit can be customized according to the wishes of the owner.

In thinking about what it can provide its residents, The Estate Makati went over and beyond. For residents’ peace of mind, the elevators are very spacious, one of which is large enough to accommodate a horizontally-oriented stretcher in the event of a medical emergency.
Gearing up for the future, the building’s parking facility is equipped to handle an electric vehicle’s charging needs, with a charging point provision for each unit owner. There will be a total of 618 parking slots with allocations of two to eight slots a unit, depending on size. There will also be guest parking slots.
