The irresistible lure of Yakal

Yakal Street in Barangay San Antonio, Makati City is one thriving prime address in country’s central business district, evident in the growing number of business establishments in the area.

One of the standout features of the busy street is its proximity to the Makati central business district (CBD), the South Luzon Expressway, and certain portions of Manila. Its strategic location further makes it an attractive location for both residents and business owners.

Property values in Yakal Street have appreciated by at least 300 percent in the last 10 years. According to the Bureau of Internal Revenue’s table of zonal values in its fifth revision effective June 11, 2017, a commercial lot along Yakal Street is valued anywhere from P150,000 to P250,000 per sqm, up from P35,000 to P60,000 per sqm as of January 13, 1998.

Residential condominiums along Yakal Street are also priced higher than in other places. As in the case of Avida Towers Asten, the zonal value was estimated at about P120,000 per sqm as of June 2017, according to data from the BIR.

The Makati government also seems to bank on the location’s prime offering, with many public infrastructure projects and improvements well underway. Once the NLEx-South Luzon Expressway (SLEx) connector road project and the $3.6-billion Makati subway project are completed, the values of land along Yakal Street and nearby streets are expected to further escalate.

Yakal Street is also an emerging food hub with several restaurants, offering a wide range of cuisines, have made it their home. You can find here a fine dining steakhouse that offers premium wine and a famous Cebu-based lechon franchise, among many others.

Barangay San Antonio, where Yakal Street is located, exudes a great balance of residential and commercial areas, providing conducive and cozy living experience without giving up accessibility to necessary daily comforts and business opportunities. The barangay has a total land area of 0.896 square kilometers. As of the latest 2015 census, Barangay San Antonio has a population of  16,840.
