It is again raising the standards in real estate. But this time, Rockwell Land Corp. is leading the way in the affordable housing segment.

Taking off from its parent firm’s expertise in creating world class developments in key cities, Stonewell by Rockwell Land is demonstrating how affordable housing can and should be done.

“Stonewell is Rockwell Land’s pioneering foray into the affordable housing segment. It is a 5.8-hectare residential development located in Sto. Tomas, Batangas, comprised of a well-thought-out mix of mass housing that falls under both economic and socialized classifications,” said Rockwell Land AVP for provincial development Marco Vinluan.

The said project falls under the mass housing classification and is a mix of economic (25 percent) and socialized (75 percent) housing units, replete with amenities such as clubhouse, basketball court, children’s playground and landscaped park.

Vinluan explained that their tagline—“Affordable homes built for quality living”—encapsulates why Stonewell is a good investment.

“We are aware of our market’s primary motivation in selecting our developments—a safe residence in a well-planned community within the prices that they can conveniently afford,” he said.

“We are tapping the broader market segment who are mostly single, start-up families within the province and from nearby areas, and those who are working in business process outsourcing firms, manufacturing facilities and numerous technoparks in Batangas. Stonewell will allow them to belong to a community that will be worth their hard-earned money when they invest in their new homes,” Vinluan further explained.

Stonewell offers single-storey row houses and loft-ready duplex units, with package prices ranging from P450,000 to P1.1 million.

“Our entry into the affordable housing segment in Luzon not only expands our market reach in provincial areas but also reinforces Rockwell Land’s corporate social responsibility. Stonewell introduces a master-planned community that is complemented by certain Rockwell elements which are incorporated into our residential developments such as wide landscaped areas, a retail component and above-standard amenities,” Vinluan shared.

“It is our aim to make inroads into becoming the industry benchmark in creating a low-cost housing community that challenges the norm in this type of residential development,” he further noted.

Opportunities in housing

Vinluan quoted recent industry reports as indicating that a housing backlog in the affordable housing segment is expected to persist in the coming years. A significant portion of that backlog is said to be within areas including Southern Tagalog.

“We see this as an opportunity to become an eventual major player as we continue on with our vision of providing affordable homes built for quality living. We launched Stonewell in March 2015 and sales and construction of units are already underway,” Vinluan related.

“Our next milestone is to jumpstart the Stonewell community this year by welcoming the unit owners into their new homes. Inspired by our experience in managing residential properties, we will endeavor to match the level of service expected by the families we are catering to. We will also tailor-fit our community building initiatives to establish the presence of Stonewell in Southern Luzon,” he said.

At the preliminary and conceptual stage of Stonewell’s development, it was already made clear that it is intended to provide decent, safe residences to families with budget constraints.

However, after the company acquired additional land near Stonewell, its plans have evolved as well.

“Mixed-use developments will be adjoined to the initial development, resulting into a single Stonewell community,” he noted.

“This move allows for more open areas with a wider road network and lush landscaped areas, and of course, a retail component that completes the formula for a thriving Rockwell community where everything is conveniently available a few steps away.
