Central Luzon’s real estate market brims with opportunity for buyers and investors.
That was affirmed in during Ayala Land Estates’ “Elevate to Dominate” Property Showcase featuring Alviera and Cresendo Estates, located in Porac, Pampanga and Tarlac City, respectively. The event gathered real estate professionals at Alviera Country Club, Central Luzon’s premier lifestyle destination, inside Alviera Estate.
Indicators point to upcoming growth for Central Luzon, said Joey Roi Bondoc, director and head of research at Colliers Philippines, before an audience of real estate brokers, thought leaders and industry experts.
Bondoc, in an in-depth analysis of Central Luzon’s real estate landscape, cited three key factors driving up investment and fueling progress in the region that encompasses Pampanga, Tarlac and five other provinces: GDP growth, overseas remittances and infrastructure.
He emphasized the 6.1-percent GDP growth and the increasing remittances from overseas Filipino workers. He then noted the big-ticket government projects in Central Luzon, including segments of the North-South Commuter Railway, NLEX-SLEX Connector, the Clark International Airport expansion and New Clark City – all expected to improve accessibility and spur business activity.
Enriching Estates

The industrial park is already sold out, while commercial lots are available at the A-block district as land development reaches its completion. Alviera East Commercial Development is now finished with 2 prime lots remaining, as it links to residential communities and industrial parks.
Cresendo’s project development manager, Clarence Carcellar, also shared that the development’s commercial district was enjoying brisk sales, the first two phases now sold out. The recently launched Downtown Phase 3 will introduce a mix of shophouses, commercial lots and mixed-use spaces. The Cresendo Industrial Park, launched in 2019, currently enjoys 95-percent occupancy.
New Opportunities
Alviera Town Square will soon become a key lifestyle and business hub. The first commercial buildings in Alviera CBD will be turned over by 2025. In the same year, the state-of-the-art design by Lor Calma and partners, Miriam College Alviera will offer grade school, highschool, undergraduate and graduate degree programs, international stream programs, and tech vocational programs.
