MyCube offers necessities of dorm living

MyCube is poised to be an ideal investment option in the dynamic city of Biñan, Laguna.

Moving forward with its mission to deliver “quality beyond the basics,” property developer DataLand Inc. recently broke ground for its first “dormitel” project.

“We have chosen Biñan because it’s a bustling city. There will be more economic activities for Biñan—it being a place where industrial (parks) are located,” explained DataLand sales and marketing vice president Rouen Abel Raz. “We feel that Biñan is a growing economy that will contribute largely to the province of Laguna and of course, we feel that we need to be here because we feel that this is an investor’s paradise.”

MyCube is a dormitel that will cater to students, other members of the academe, and young professionals, serving as a solution to the long, tedious commutes to and from school or work. A portmanteau of the words “dormitory” and “hotel,” a dormitel is said to be a more affordable alternative to buying or renting a condominium unit. As a dormitel offers hotel-like amenities and privacy, it is deemed a more comfortable option than the traditional dormitory.

DataLand’s newest project is conveniently located a few steps away from University of Perpetual Help, and near transport hubs, business establishments, industrial zones, malls, hospitals and places of worship. It will be built by Whiteport Inc., a member of the DDT Group of Companies and a Triple A-rated construction firm, thus ensuring the quality of the said development.

All units in MyCube will be studios, with cuts ranging from 20 sqm to 35 sqm.

The 16-storey MyCube will offer 633 units, 51 percent of which will be made available by DataLand for leasing. Amenities include a study hall, function room, fitness gym, and a linear garden. Commercial spaces will also be leased out so that there will be a food court, a coffee shop and a laundry shop.

Raz added that DataLand opted to stick to the basics and provide exactly what the residents need. Since it’s a dormitel, residents won’t need the other amenities that may only spike their monthly dues.

According to Raz, MyCube is a unique DataLand project because all units in the development will be studios, with cuts ranging from 20 sqm to 35 sqm.

“This is unique because we are now attracting not just the end users who will occupy the condominiums but also the investors—Filipinos who would like to invest their money into an investment vehicle that
allows them to actually get money appreciation, and of course, a way to get passive income in the future,” Raz disclosed.

The introductory price for a 20-sqm unit is P2.1 million.

Residents of MyCube need not go far for their basic necessities as the project includes a food court, a coffee shop and a laundry shop.

Added Raz: “In about two to three years’ time, you can actually rent out the investment that you have. And while you’re sitting on your couch, you can actually earn passive income. You’re not doing anything but rental comes in on a monthly basis.”

The dormitel will be professionally managed to assure unit owners and investors of quality living while preserving the property’s investment value.

MyCube adds to DataLand’s growing list of affordable and high quality projects. The real estate arm of reputable construction firm DDT Konstract already has three developments under DataLand Residentials: The Silk Residences in Sta. Mesa which now has two ready-for-occupancy towers; the two-tower The Olive Place along Shaw Boulevard in Mandaluyong; and The Miren Enclaves, an exclusive 2-ha condo development in Puerto Princesa, Palawan.

Under the DataLand Leisure brand is Best Western Plus The Ivywall Hotel, a 4-star, 5-storey business hotel in Puerto Princesa. The property developer is looking forward to launching The Ivywall Hotel in Panglao, Bohol, before yearend.

“DataLand is promising quality beyond the basics. DataLand Residentials is promising living beyond the basics,” Raz said.
