An edifice for its people

The 30-storey Alliance Global Tower is the new corporate headquarters of Megaworld and its subsidiaries.

It is a testament to one man’s legacy and a tribute to the hard work that his people had put in to help propel Megaworld Corp. to what it is today—a giant in the real estate industry.

For some, the 30-storey Alliance Global Tower, the new corporate headquarters of Megaworld and its subsidiaries, could have been just another glass-clad office tower, jutting from one of the most dynamic central business districts in the metro.

But this impressive, multi-billion peso structure is clearly more than such. It was a concrete expression of how the company values its employees.

“On our 28th year as a company, we have transferred to our brand new corporate headquarters. This is a product of the more than two decades of hard work, dedication and excellence of the 5,000+ employees of the Megaworld Group,” said Megaworld chief operating officer Lourdes T. Gutierrez-Alfonso.

Fulfillment of a vision

On the sidelines of a media walk-through held earlier this week, Alfonso noted that they consider the Alliance Global Tower to be a gift, a legacy, and a fulfillment of a vision.

She explained in an interview that it has always been the vision of their chairman, tycoon Andrew L. Tan, to house their real estate businesses under one roof for better collaboration.

At the same time, it serves as a gift to the thousands of Megaworld employees, who will now get to enjoy the new swanky features of this new office building, Alfonso added.

“When we transferred here,  we saw that our employees felt more valued. We really planned each and every space in the office, that’s why we have the Creativity Lounge and the Wellness Lounge. It was a pleasant surprise for them,” Alfonso said.

“This is how much we want to take care of the Megaworld team. We want to make the employee feel that Megaworld loves them—that’s why we even have an internal campaign called One Heart, One Mega,” she explained.

Features

This LEED-certified office tower, which will be home to some 3,500 Megaworld employees, is located within the company’s 15.4-hectare Uptown Bonifacio township in Taguig.

Covering 53,248 sqm of office spaces, the Alliance Global Tower has a total of almost 100 meeting and conference rooms as well as training and testing rooms. Each floor features an  “open office layout”, ensuring corporate transparency.

Each floor will have either a Wellness Lounge, which is equipped with treadmills and workout facilities, or a Creativity Lounge, which will have facilities for reading and quick meet-ups. Each lounge also has a pantry with tables and chairs, as well as coffee facilities.

At the 26th floor is the company’s “The Great Hall,” an expansive dining hall and event facility exclusive for Megaworld employees. The building also has its own mother’s station, medical clinic, shower room and a helipad, among other features.

Other features include a 300-sqm Skygarden at the 18th level, which connects directly to the executive offices and the chairman’s boardroom. Another 445-sqm skygarden is located at the tower’s roof deck.

Concept of sustainability

The concept of sustainability figures prominently, as the LEED-certified Alliance Global Tower features an integrated façade mechanical design for highly-efficient energy consumption, water-efficient landscapes, bike racks and shower facilities and use of non-to-low toxic green cleaning products and pest control strategies.

According to Megaworld, the building’s façade is made of double-glazed glass curtain wall, allowing natural light to penetrate the building but with less thermal heat and good sound insulation.

The building uses an integrated Destination Operator Panel (DOP) and keycard access system for its elevators, allowing smooth in-and-out traffic of elevator passengers and for efficient security monitoring.
