Lancaster offers housing units starting at P990,000
HAVING A decent home should be every individual’s right.
But the high costs associated with building and owning a house have long hampered low- to middle-income earners from enjoying this privilege.
More than a decade ago, real estate developers mostly catered to the upper class, which was then deemed to have the purchasing power. However, one company then chose to serve another market, allowing more Filipinos to own their dream homes.
Since it was established in February 1999, realty firm Property Company of Friends (Pro•Friends) has been mostly offering low-cost housing to a wide range of clients.
“We were the first to venture into providing more affordable housing projects, particularly for low- to middle-income earners since 1998,” said Vince L. Abejo, Pro•Friends vice president for sales and marketing.

Article continues after this advertisementAfter over a decade of operations, Pro•Friends has already provided more than 25,000 housing units in Cavite, Iloilo and Metro Manila. It has expanded its reach and improved the development of its communities moving from small pocket subdivisions to estate development, catering across market segments.
Pro•Friends’ latest development is the Lancaster Estates in Cavite, which, according to officials, is an expansive development that offers bigger and more spacious townhouses and single-attached units.
Most notable in the 600-hectare Lancaster Estates, officials boasted, was the linear park concept that provided residents the comfort of literally having a small park either right next to, or behind the houses.
The linear park refers to the extra open space behind the houses with plants, drainage system, fence and special access for homeowners. Its open space can be used as a play area for the children because of its safety and proximity. Residents can likewise enjoy the benefits of having more open space to lounge around, more natural light and better ventilation.
This concept, Pro•Friends officials explained, was unique to their projects as most other developers opted to maximize areas, thus limiting the spaces surrounding one’s house.
Affordably priced
While units at the Lancaster Estates are affordably priced starting at P990,000, residents can still enjoy a number of amenities and facilities as those found in high-end developments.
For one, Lancaster Estates was designed to have an exclusive country club, a school facilitated by a leading reputable institution as well as commercial and retail establishments to service the needs of its residents.
The community also enjoys the convenience of a chapel, a gas station and a multipurpose hall.
Buyers can choose from three house models namely Arden, a 60-square-meter townhouse which has three bedrooms; Colleen, 60-sq-m single-attached house, also with three bedrooms; and Haven, an 80-sq-m single-attached house with four bedrooms.
Financing schemes
What makes the developments of Pro•Friends more attractive would be the financing schemes being offered, which makes it easier for one to own a home.
It offers the friendliest term of 10 percent down payment payable in 12 months, as well as a low interest of 10 percent annually locked in for the first three years. Buyers could also already move in as early as the 13th month. The company added that its financing schemes have no hidden charges or balloon payments.
Aside from the Lancaster Estates, Pro•Friends also has 11 other ongoing projects, which include Las Verandas Villas, Greensborough, Montefaro Village, Ridge Crest, Windsor Mansions and Carmona Estates in Cavite.
