Filinvest eyes P6B from ultra-high end Alabang condo project

MANILA, Philippines–The Filinvest group has unveiled a new residential brand that seeks to tap the ultra-rich segment and the maiden project is a luxurious three-tower “green” mid-rise community in Alabang that brings P6 billion worth of inventory to the local property market.

Filinvest Development Corp. president Josephine Gotianun-Yap, in a press briefing on Monday, announced the launch of Botanika Nature Residences, which is being pitched as a “master-planned, modern-day Eden.” She said this was the “pilot project for a new niche in Filinvestment’s market category, one that is higher than high end.”

The newest Filinvest brand “Exclusive Collection” is meant to target the “discerning” and “privileged” class, she said. The projects under the new brand will only be a “handful” but they will be “special one-of-a-kind developments” that are “thoughtfully” and “meticulously” planned, she said.

“The market for this type of property is now ready. This novel venture answers the need of that exclusive category of home buyers who put premium on space and aesthetics alongside joys and conveniences that can be had living in a condominium,” Yap said.

Botanika is a project undertaken by Filinvest Alabang Inc., which in turn is 80 percent owned by FDC and 20 percent by Filinvest Land Inc.

Filinvest has started pre-selling Botanika’s first tower, which will have 101 units, with each unit priced starting at P18.2 million including the parking space. This brings the selling price per square meter at an average of P139,000. The two-bedroom units will have around 135 square meters of space.

Units in Tower 1 are targeted for delivery by the third quarter of 2017. Tower 2 and 3 are still under planning stages but for the three towers, there are about 370 units to be made available.

Yap said “Exclusive Collection” being targeted towards the affluent and triple-A market, would always offer extremely good location, low density/exclusivity and iconic design. Botanika sets the tone for Filinvest’s entry into this new market, she added.

Botanika will rise at a 1.55-hectare piece of land within Filinvest City in Alabang. It is designed to have three leaf-shaped towers that are set wide apart, allowing for natural light and ventilation. The design was an architectural collaboration among California-based Architectural International, Singapore design firm AECOM and Leandro V. Locsin Partners.
