IN MOVIES, a sequel that is just as good as its predecessor is hard to come by. In Avida Land, it’s a different story though. The company believes that replicating the success of its many projects is no hard a task. In fact, this real estate arm of Ayala Land for its affordable housing projects has already carved its niche in the growing midmarket segment with several expansion projects in the pipeline.

Case in point is Avida San Lorenzo, a residential condominium project located on Chino Roces Avenue in Makati whose plan for its second tower was recently revealed to the media.

In a recent interview with the Inquirer Property, Avida Land officials waxed optimistic and said Tower 2 of Avida San Lorenzo would be “welcomed warmly by young urbanites of Makati and neighboring cities of Pasay and Manila.”

Construction for Tower 2 would commence before the year ends while the first tower is already up for turnover next year, said Andrea Tan, Avida’s corporate communications officer.

Tan said they expect an increase in demand especially for studio units. Already, 75 percent of the first tower has been sold out. The takeup is so great that the same would be expected from its second tower.

Recreational options are also easily accessible, with nearby malls like Greenbelt, Glorietta and Waltermart, parks and other leisure hotspots.

Peace, exclusivity

With only 21 units per floor, future residents would be accorded with peace and exclusivity of their dwellings owing to the building’s lesser density. On top of its very strategic spot, the project will also enjoy a superior brand of property management with Ayala Property Management Corp. at the helm.

THE SPRAWLING Mediterranean-inspired Avida Sucat Towers will add two more towers which will feature private landscaped roof decks.

Avida Towers San Lorenzo will make available studio (from P1.8 million to P2 million), one- and two-bedroom units with price ranging from P2.9 million to P4.5 million and the down payment stretched to 36 months. Units are available for as low as P11,500 per month.

South of Manila is Avida’s expansion of its Sucat project adding two more towers to the sprawling 21-hectare residential condominium complex on Dr. A. Santos Avenue in Parañaque.

In just a span of eight years, Avida Towers Sucat has built seven residential towers and sold 1,272 units. The oncoming Towers 8 and 9 will each offer 372 residential units totaling 744.

“The new phase, comprising of Tower 8 and 9, is named Asturias, after the mountainous province in Spain which is known for its green landscapes. It is all about providing the residents more outlets for their recreation, comfort and living pleasure. As part of our commitment to give priority to bring affordable living at its best, our developments have evolved to match the needs and lifestyles of our residents,” said Dez Cruz, Avida head of residential buildings.

New design, more options

Asturias, the last phase of the development, seeks to provide more options in purchasing a home within the thriving community of Avida Towers Sucat. Units will be treated with the same features ensuring natural lighting and ventilation.

Tower 8 and 9 will also have an exclusive sky garden/lounge right at their own roof decks and will have an immediate access to the secondary entrance road.

Avida Sucat Towers is inspired by the Mediterranean architecture—modern and stylish. The studio unit, one-bedroom and two-bedroom units are to be delivered ready-for-occupancy, with upgraded finishes. All units are provided with a utility area, and toilet and bath. Two-bedroom units will have a full toilet and bath and powder room.

“Avida Towers Sucat’s new design makes its amenity area bigger and more convenient. A private landscaped roof deck with a lounge area at Asturias is a perfect place to relax and gather with family and friends,” Cruz said.

Avida Towers Sucat will also offer separate swimming pools for adults and children, a foot reflexology area and children’s field. Residents can also engage in healthy activities by using the outdoor gym equipment, basketball area and jogging path.
