LOCAL PROPERTY developers are now flocking to Mandaluyong City and for a good reason.
Prospective home and condo buyers, particularly those who work in the central business districts, are now seeing this bustling city as an ideal sanctuary given its proximity to Makati, Ortigas and Fort Bonifacio in Taguig—as this meant shorter and relatively easier commutes to and fro these areas.
Add to that is another plus of having competitive, and perhaps, even friendlier rates, compared to getting a unit or house located at the heart of the CBDs.
But while most property developers would rush to capitalize mostly on these two pluses, two real estate firms chose to find and offer their prospective residents another advantage to living in Mandaluyong City.
For Robinsons Land Corp. and Federal Land of the Metrobank Group, their first joint-venture project Axis Residences promises dwellers of “peace and comfort” at the end of the day.
Peace and quiet
How? The Axis Residences—a two-phase multitower condominium development—is located at the “quiet side” of Edsa Mandaluyong, officials said in a recent press briefing.
Unlike other developments that are located along the main thoroughfares, Axis Residences is strategically located on Pioneer Street, within the Pioneer Commercial Hub—several kilometers away from busy Edsa. It is bounded by the Pasig River in the south and the Cybergate Complex and Edsa at the west.
Still, Axis Residences ensures that residents will find it easy and convenient to commute to and fro the central business districts—a must for start-up families or working professionals, who highly value time.
Rouen Abel V. Raz, VP for sales and marketing at Robinsons Land, said the planned development will be only 10 minutes away from the Ortigas Center, 15 minutes away from Bonifacio Global City and 20 minutes away from Makati Central Business District. It is also a stone’s throw from Robinsons Forum as well as Robinsons Cybergate Complex.
More importantly, Axis Residences is highly accessible via public utility jeepneys and taxis and is near the MRT—Boni Station and Edsa, Raz added.
“Everything is very accessible while allowing you to have a quiet place,” he further noted.
Wise investment
The soon-to-rise 42-story building will have 25 units on each floor, including deluxe units at 24 sq m and executive units at 48 sq m—priced anywhere from P1.9 million to P4 million per unit.
“We offer great payment terms and we do have in-house financing, through Robinsons Bank and Metrobank,” Raz said, adding that with construction set to begin October this year, units are targeted for turnover by July 2015.
Meanwhile, officials of the development’s principal architect, Casas+Associates, also pointed out certain features of the building which makes a condo unit at the Axis Residences worth every centavo.
For one, buyers are assured that the building is structurally sound for earthquakes. The building is oriented toward the south, which was good, according to Casas+Associates, because it avoids the afternoon sun.
More importantly, windows at the Axis Residences can be opened to allow for lighting and ventilation throughout the day—something that can help cut the residents’ and the building’s overall energy consumption and costs.
Similar to any existing and proposed development, Axis Residences also offers a 25-meter lap pool with pool deck, and kids’ pool.
For gym rats or health buffs, Axis Residences provides a gym and fitness center, while kids can also choose to play either within an open playground, a game room, or in covered multipurpose court, where residents can play basketball, futsal or badminton.
Those who would want to commune with nature will meanwhile enjoy spending time in the pavilion and within the Axis Residences’ landscaped garden. And since the condo is situated along the higher areas in Mandaluyong, its residents will have the advantage of a great view, which includes the cityscapes of Taguig, Pasig and Makati.
Axis Residences also have available retail spaces for lease at the ground floor and function rooms.
Other building facilities and services included CCTV monitoring of selected common areas; automatic smoke detectors and fire alarm with sprinkler system at all common areas; annunciator panel with emergency speaker at all floors; elevated water tank and underground cistern; standby power generator for common areas and selected outlets in the residential unit; individual mail boxes.
Robinsons Land and Federal Land officials waxed optimistic that the Axis Residences will be fully taken up not only because of the various advantages offered by their project, but also due to the fact that there’s almost a 200,000 (unit) backlog in housing.
“That’s why the Philippines remains a strong market for housing,” Raz concluded.
