Rockwell projects with the community in mind. This is something that is reflected in the communities we have created, where our living spaces are always complemented by curated amenities and landscaped open spaces. Our properties also have areas for retail to provide residents access to their daily and leisurely needs.

Like our flagship Rockwell Center Makati, even after 25 years, every activity and development are designed with the needs of residents and the community in mind. This includes community events, retail tenant mixes that complement their needs, and product enhancements.

A transformative model

Our flagship Rockwell Center in Makati City is a testament to how transformative a masterplanned community can be. From a decommissioned power plant rose a self-contained development that has become a premium residential address and a destination for workspaces, shopping and dining—driving both business and individual growth.

Since its inception, it has also increased not just its own value, but also the neighborhoods surrounding it, making the area a prime residential preference. The Rockwell Center is also home to more than 30 companies and over 400 businesses that have created job opportunities as they continue to thrive, while contributing to the overall lifestyle of the community they serve.

This model is something we apply to the rest of our properties. When we acquired what is now East Bay Residences in Muntinlupa City, we added a Retail Row and a Central Amenity at its heart. This is to create a serene respite for the residents of Fordham and Larsen Towers.

We are also in the process of building Rockwell Centers in Pampanga, Bacolod, Cebu, and soon, Batangas. With its mix of retail and workspace offerings, we look forward to these sites becoming central districts for business and leisure in these burgeoning areas.

Evolving market needs

The market’s needs have also evolved over time, most significantly because of the pandemic.

Convenience became a priority, driving sustained demand for condominium living in metropolitan areas, while the growing need for larger, open spaces heightened the appeal of horizontal properties.These insights allowed us to see the importance of diversifying our product offerings and expanding our presence in up and coming locations.

As we soon introduce our new projects in Batangas and Bulacan, we answer to the call of our clients’ diverse real estate needs while delivering our distinct brand of quality and service. We see it as our responsibility to deliver the best value for those who have invested in us, sustaining the quality of service, product, and people akin to the Rockwell brand.

We also see the growing importance of contributing to a sustainable environment, and have incorporated initiatives. Apart from installing electric vehicle (EV) chargers and solar panels in our commercial developments, we have upgraded cooling units and transitioned to LED lighting across all our properties to enhance energy efficiency and converted our water fixtures to low-flow alternatives.

Through these, we hope to promote a future where sustainability becomes a way of life.

Building the nation through township innovations

We are constantly guided by our vision to uplift lives, impact society, and help shape the nation in building and developing our townships.

This has been our guiding principle through decades of expanding our presence across the country. Wherever we go, we want to be able to jumpstart progress and leave a lasting impact to the communities that we engage in our township developments.

Through our mall developments, for example, we are able to provide avenues for local entrepreneurs to showcase their products. By building office developments, we are able to bring in investors to the provinces, an example of which are the business process outsourcing (BPO) companies who are looking to expand or establish their operations outside Metro Manila. By bringing our hotels to top tourist destinations like Boracay, Palawan and Cebu, we are able to contribute to the national government’s goal of attracting local and international tourists.

Aside from our developments, we also impact communities through the different programs spearheaded by our socio-civic arm. Megaworld Foundation provides academic scholarships to less privileged but deserving students, and has support programs for small and medium enterprises (SMEs), women, seniors, and children.

These are just some of the things that help empower communities in areas where we are present.

Jumpstarting growth

One of the best examples is our success story in Iloilo Business Park (IBP).

In the 90s, when there were no business districts yet in Iloilo, Megaworld came in and inspired other real estate developers to follow suit and establish their presence in Iloilo as well.

During those years, news of Megaworld’s entry and investment into Iloilo City excited locals, entrepreneurs, and investors. IBP started it all as a major driver of economic progress. We had skyscrapers; structures like Richmonde Hotel Iloilo and Iloilo Convention Center; and our residential condo projects, all rising at the same time. The entry of Marriott International in IBP also sparked the interest of other renowned global brands like Radisson and Ascott.

Today, our efforts to continuously build Iloilo City’s most modern central business district helped Iloilo emerge as the most competitive city in Western Visayas.

Live-work-play

Perhaps, one of the most eye-opening realizations we’ve had came during the pandemic. It was a difficult time because we couldn’t go out and do all the usual things that we do.

However, that same challenge emphasized the value of the live-work-play lifestyle concept that we pioneered as early as the 90s through Eastwood City. People living in our townships appreciated how easy it was for them to enjoy a semblance of normality because they did not have to go far to get everything they want and need—whether groceries from a nearby supermarket or an order from their favorite restaurant.

Yes, the pandemic may have changed the way we live our lives, but it also provided us a huge realization that, guided and inspired by the vision of our chairman Dr. Andrew L. Tan, we are doing the right thing.

Bridging opportunities to empower communities

Damosa Land builds more than just homes and structures, as it also builds the communities where we operate.

We have shown this in several ways. Through our offices that house BPOs and multinationals, we are able to create jobs and build the necessary establishments and infrastructure around these spaces so that the community can thrive. Our industrial parks are able to bring in thousands of manufacturing jobs to the area which were otherwise not present before. Therefore, the communities become empowered with choice of jobs.

And because of the critical mass of employees created, SMEs become empowered to establish support businesses, such as restaurants and other services, around them.

Commercial and events spaces are also used by the company to promote other activities needed by the community such as health and wellness activities, art exhibits, and food festivals, where SMEs are able to test their products.

What we’ve learned is that the communities today demand more in terms of offering. It’s not enough to simply offer a place work but a space where people can congregate, collaborate, share ideas, express themselves, and in some cases, a place they can call their second home. In almost all of our mixed-use and commercial spaces, these are what we strive to deliver.

For one, we strive to benchmark against projects that are best in class. Likewise, we’re generous about sharing our own best practices with other companies that might want our insight. For instance, The Seasons Residences in Bonifacio Global City offers premium living spaces with Japanese innovations like modular storage systems and advanced earthquake vibration control. It also introduced MITSUKOSHI BGC, the Philippines’ first Mitsukoshi mall, now a lifestyle hub attracting global and local brands, creating jobs, and supporting businesses.

Another example is the Grand Hyatt Manila in Bonifacio Global City, a five-star hotel that further elevates BGC as a premier business and leisure destination. During the pandemic, it was among the first hotels authorized by the Department of Tourism to operate, providing a safe haven for business travelers and returning residents.

Over the years, we’ve observed a shift in the priorities of the Filipino market, particularly toward sustainability, connectivity, and functionality. Today’s residents value developments that promote well-being, offer convenience, and are designed to accommodate modern lifestyles.

By inclusive, we mean making sure that our developments benefit both our valued clients and the neighborhoods surrounding our developments.

There is really one core value that our chairman has always ingrained, and that is, generosity. We have to be generous as a real estate player. Several of CLI’s developments have allowed us to give back to the public in many ways. CLI has built the first two privately funded mid-rise condos in Cebu City and Mandaue City providing refuge for those living in the danger zones or those affected by fires. CLI has also donated a public market, and drainage and road improvements spanning more than 10 kilometers in Visayas and Mindanao.

We do these improvements without hesitation. We feel we have empowered communities by making sure our developments are “inclusive”. Our hope is that more will aspire to do the same.

Addressing the quality of life

As I’ve mentioned, the best examples of how we have improved the quality of life in our host communities are the two condos we built for informal settlers. In partnership with the cities of Cebu and Mandaue and the Department of Human Settlements and Urban Development (DSHUD), we were able to use an outright donation mode of compliance to build a P115 million mid-rise condo in Cebu for 100 informal settler families and a P105 million building for another 90 families in Mandaue.

We also equipped these LGUs by developing and training the property management personnel, ensuring that these buildings are managed professionally. Just recently, our Mandaue condo (Tipolo Residences) was even awarded a 4-star BERDE green building rating.

We believe that projects like this address quality of life significantly, because our citizens can perform better and can contribute more positively to society when they have a decent roof above their heads. It is our joint responsibility, both public and private sector, to help Filipinos have access to decent shelter.

Opportunities and challenges

Traffic, waste management, cost of utilities, higher standard of living and limited supply of affordable living options are some of the challenges today. Nevertheless, the opportunities are numerous and these have to address these challenges head on.

For example, our Davao Global Township has effectively addressed traffic by connecting major road arteries through our township, and by designing a future-ready development with green features, underground utilities, wide roads, bike lanes and more.

CLI has also remained resourceful and creative. To address rising land prices but still ensure affordability, we launched our first walk-up condominium in the City of Danao, providing an affordable yet modern residential solution that is both economical and sustainable.

From the outside in

‘Never settle and never be satisfied’ is the guiding principle of our chairman, Jose Soberano III, and the mantra of our organization.

We have to look from the outside in and from the inside out. We also study how successful cities and developers worldwide innovate, adopting relevant practices to enhance our projects. At the same time, we continuously address imperfections in our processes, products, people, and technology to drive improvement.

From only 13 projects in 2015, CLI has grown to an impressive 130 developments today. For us, it’s not enough to meet supply and demand; we strive to deliver extraordinary experiences for our current and future homeowners.

We are also integrating green strategies such as built-in solar panels into our affordable housing products. This proactive approach ensures that we not only remain relevant, but effective as well.

Outside Metro Manila, developments like Nuvali in Laguna and Alviera in Pampanga are blending industry, residential areas, and leisure to drive regional growth. In Cebu and Davao, we’ve taken the same integrated approach, fostering local economies and improving the quality of life for communities across the country.

Sustainable, livable and connected

Filipino communities today are asking for more sustainable, connected, and livable spaces—and we’ve responded.

At Vertis North in Quezon City, for example, we introduced a rain garden water detention system that tackles flooding while creating a serene, green space for people to enjoy. This kind of dual-purpose solution reflects what people value: practical innovations that also enhance their environment. We’re also designing estates that embrace digital connectivity, walkability, and wellness, ensuring they stay relevant to the way Filipinos live, work, and unwind.

Staying relevant

To stay relevant, we focus on two things: livability and sustainability.

Our planning for Estates gives importance to spaces for walkable public spaces, pedestrian friendly streets, greenery, and community connections, all in a sustainable environment. By 2024 for example, we’ve transitioned 92 percent of our commercial properties to renewable energy, and we continue to integrate climate-resilient designs across our estates.

These strategies don’t just make our developments future-ready—they create communities that are built to thrive, amid the challenges ahead.

Gentrifying locales, contributing to nation-building

Torre Lorenzo did not build on locations where everyone is building. We invest early in cities we anticipate to grow into business and tourism hubs. In Manila, Batangas, and Davao, our developments have gentrified locales in these areas, increasing their values, and contributing to the economic improvement of the communities around us. An example is Dusit Thani Lubi Plantation Resort, Davao de Oro’s first five-star resort, which has encouraged local and international guests to visit the province, initiating continuous economic activity and driving other businesses in the area.

In Lipa and Davao, majority of our employees are also local residents, allowing people in the area to thrive and provide for their families without being too far away from home.
