Besides having a solid concept, securing the right location can be a game-changer.
Vital to any business, after all, is ensuring maximum visibility, attracting ample foot traffic, and providing a conducive platform for your business, whether you’re a start-up or an established company. A well-chosen space can, in fact, serve as a powerful launchpad—more so, if it offers a supportive ecosystem where you can find like-minded businesses, resources and networking opportunities.
Ideal settings to grow
This is primarily why so many businesses today continue to establish themselves within Ayala Land’s estates.
Beyond creating masterplanned communities of impressive scale and vision, this property giant has consistently provided homegrown enterprises, local firms and multinational companies with ideal settings to grow, given its complete mix of uses, modern infrastructure, and strong community network. Such an environment has enabled Ayala Land to spur economic activities, generate quality jobs, and fuel growth in all locations where it is present.
From north to south, the growing number of Ayala Land estates continues to provide businesses of all sizes with the right location and platform to thrive amid a highly cutthroat landscape. Crossroads in Bulacan and Areza in Batangas, for example, are just some of the latest estates in Ayala Land’s portfolio that present new business opportunities and robust environments within emerging modern communities.
‘New downtown’ of Lipa City
Businesses wanting to expand in the south will find Areza a fitting location.
This 92-hectare estate in Lipa City, Batangas touts a strategic location as it’s accessible to Metro Manila and other provinces in South Luzon through key road networks such as Southern Tagalog Arterial Road (STAR) Tollway, South Luzon Expressway (SLEx), and soon, the approximately 4.3-km Leviste-Mataas na Kahoy Diversion Road.
More importantly, Areza is also poised to become the new downtown of Lipa—the central commercial, cultural, and civic urban hub of the city. Set to be completed here next year is the 5-ha Lipa City Hall, which will establish Areza as a new hub for governance, while the Department of Agriculture’s 1.6-ha Lipa Trading Center, which will serve as the regional food terminal, will be fully operational by 2026. On top of these, a transport terminal will be put up here as well.
With all these in place, businesses will find it highly strategic to locate here, as they can cater to a broad market that is expected to flock to this side of Lipa. Forward-thinking investors should thus latch on these compelling opportunities by investing in the commercial shophouse lots, ranging from 500 sqm to 600 sqm in size, or the larger lots, ranging from 800 sqm to 1,000 sqm, ideal for those who need bigger spaces for their businesses.
They can put up modern yet heritage-like shophouses that can serve as training and conference facilities; schools; hospitals and clinics; showrooms and service centers; establishments; as well as condominiums, dormitories and hotels.
Currently, Areza has been increasingly gaining traction as an investment destination as 65% of the shophouse lots here have already been sold since the estate was launched in November 2022.
Central commercial node
If you’re looking to establish your presence in the north, AyalaLand Estates presents another equally attractive option.
Crossroads, an 83-ha integrated mixed-use development in Plaridel, Bulacan, is set to become the central commercial node on an emerging growth corridor, making it an ideal location for business. Through its shophouse lots, it aims to attract diverse businesses that can cater to workers in this predominantly industrial area, neighboring residential communities, and individuals from all walks of life.
Beyond offering a ready market for its investors, the so-called “Cornerstone of Central Luzon’s Progressing East” also presents a strategic location. The estate sits along the Plaridel Bypass Road, a major route that crosses Bulacan leading up to Nueva Ecija. Well-connected, the estate is also near the North Luzon Expressway and the future PNR Balagtas Station.
Construction is currently in full blast, with the gateway along Plaridel Bypass Road expected to open by the end of the year.
Investors can meanwhile start building their shophouses by 2026 upon turnover of the lots, with sizes ranging from 332 sqm to 1,649 sqm. Following a favorable market response for the first phase of shophouse lots, AyalaLand Estates is now rolling out additional shophouse lot inventory under Phase 2.
Best-in-class examples
Areza and Crossroads are indeed best-in-class examples of how Ayala Land continues to nurture and empower local enterprises by providing them strategically located, conducive environments. To maximize the opportunities presented by these estates, local enterprises must seize the chance to establish their presence in these burgeoning communities. And that time is now.
