Ayala Land masterplanned estates serve as CALABARZON’s engines of growth

Touted as the country’s industrial powerhouse, the Calabarzon Region remains to be a promising frontier for business growth and investment.
Over the last decade, this region, which covers the provinces of Cavite, Laguna, Batangas, Rizal and Quezon, has emerged as a significant contributor to the Philippine economy with its balanced mix of urban centers, industrial zones, and agricultural areas. Its proximity to Metro Manila and well-developed infrastructure have primarily fueled this growth which, in turn, continued to attract more businesses, led to a dynamic job market, and increased the demand for residential and commercial properties.
‘New horizons of opportunities’
In a Colliers Philippines report dated Oct. 11, the real estate services firm cited Cavite, Laguna, and Batangas, in particular, as among the property investment hotspots in the country today.
According to Colliers, their substantial growth prospects can be attributed to the continuing expansion of industrial activities, rising purchasing power, and improving infrastructure owing to the government’s aggressive public spending. Although Cavite, Laguna, and Batangas are situated just south of Metro Manila, upcoming and existing infrastructure projects such as the LRT-1 Cavite Extension, North-South Commuter Railway, NLEx-SLEx Connector Road and Cavite-Laguna Expressway are seen to further improve their connectivity and accessibility.
In these thriving locations, property leader Ayala Land Inc. has long established its footprint, having created sustainable masterplanned estates that have since become engines of growth in their respective areas. And while it already has an extensive presence in the South, it continues to either expand its existing integrated developments or launch entirely new estates that are geared to become new catalysts of progress within their communities.
Nuvali: An expanding sustainable estate
For instance, the 2,400-ha Nuvali, Ayala Land’s flagship and largest sustainable estate in Laguna, will soon see the development of more commercial blocks, offices, play parks, and retail spaces that will not only offer a premium location for businesses to thrive, but will also cater to the growing needs of residents within and near the mixed-use estate.
Launched in 2009, Nuvali today is a picture of vibrancy and dynamism, with some 11,000 residents now calling it home. Commercial spaces are cohesively integrated within the community—Ayala Malls Solenad; offices by Ayala Land; Seda Hotel; grocery stores like S&R, Landers, Robinsons and Landmark; stand-alone stores like Uniqlo, Coffee Bean and McDonald’s; Healthway Hospital; and schools like Xavier School, Miriam College, and Everest Academy.
And yet, residents and businesses still have a lot to look forward to within the estate.
By next year, the two-tower Nuvali TechnoHub will be welcoming its first office tenants, LHK South now open for lease, while the Calma Museum of Architecture and Residences is seen to open by 2025. Commercial lots are available at the East Bloc and the newly launched Central Bloc District, where The Shops, an upcoming 1.5-ha complex, will feature retail spaces and the stand-alone MerryMart supermarket.
For leisurely pursuits, residents can look forward to the opening of the 8,600-sqm East Bloc Garden next year, as well as the Play Park, which will have bike trails, a driving range, a designated park, and a garden center.
Broadfield: A nurturing landscape
In Biñan, Laguna, the upcoming 120-ha Broadfield estate carves out dynamic spaces where businesses and personal passions can flourish side by side—offering that work-life balance and holistic growth highly sought by many today.
Businesses, for example, are offered commercial lots which are situated alongside the upcoming residential projects of Alveo Land namely Aveia and Venido, and near the Biñan campus of De La Salle University (DLSU). Vermosa: Unlocking opportunities
A sprawling 725-ha expanse, spanning the cities of Imus and Dasmariñas in Cavite, is opening up new horizons for businesses, investors, prospective homebuyers, students, and even fitness enthusiasts.
Having curated diverse spaces for live, work, play and study, Ayala Land’s Vermosa estate indeed offers a prime setting for personal and business growth, as well as well-rounded living experiences.
Businesses have found a home at the The Shops at Vermosa and the 41,000-sqm Ayala Malls Vermosa, which is set to open this quarter. Athletes, fitness enthusiasts, and even students are meanwhile among the mainstays at the Ayala Vermosa Sports Hub, an 8-ha sports and lifestyle complex with a football field, an aquatic center, a sports laboratory and recovery center, a dormitel, and the KTM Motocross Training Center.
Vermosa is also home to De La Salle Zobel-Vermosa Campus, office of the Cavite Chapter of Red Cross, stations of the Bureau of Fire Protection and Philippine National Police, and the Imus Government Center. Alongside these institutions are lush open spaces and the soon to open Vermosa Greenways and Play Park, which will serve as the green corridor of Vermosa.
Also opening soon are other features of the estate that will further cater to the needs of the community including the Vermosa Transport Terminal and the St. Sebastian Parish Church.
Areza: Vibrant central address
One of the newest estates to be launched by Ayala Land, the 92-ha Areza in Lipa City, Batangas is seen to emerge as a vibrant central address that will add value to this locale’s continuing development and urbanization.
Envisioned as the new downtown of Lipa City, Areza will soon have commercial centers, shophouses, as well as retail and institutional components, including the new 5-ha Lipa City Hall launched earlier this year. Officials from Ayala Land and the Lipa city government broke ground last March for this government center, which was designed by renowned architectural firm Budji + Royal, one of the country’s leading exponents of modern Filipino design. The city hall is targeted to be operational by 2025.
Areza is proudly the first Ayala Land estate to house a city hall, furthering its goal of developing the estate as a strategically composed commercial hub in the south.
Also rising within Areza is the Department of Agriculture’s 1.6-ha Lipa Trading Center, which will serve as the regional food terminal or “bagsakan” of local food products and produce. It is expected to be fully operational by 2024.
Indeed, creating thriving growth centers has always been the hallmark of Ayala Land.
