Cresendo, the 290-ha masterplanned estate by Ayala Land is now rapidly taking shape right at the heart of Central Luzon, aptly setting the stage for a more vibrant future in this progressive region.

Cresendo’s pioneering shophouse buildings will soon host offices and retail establishments complemented with a multi-purpose field and a themed garden.

With land development works in full swing, and sold commercial and industrial lots to commence turnover, Cresendo will soon see businesses opening their doors to the public by yearend, helping accelerate growth and generate new work opportunities in this part of the region.

As developments in this promising quarter gain momentum, there is no doubt that Cresendo will soon become the center of Tarlac’s urban future.

Rapid growth

This early, Cresendo’s ascent to becoming a bustling growth center is already apparent, marked by the presence of established locators that will contribute to its rapid growth.

Don Bosco Cresendo, one of the country’s premier educational institutions, already broke ground last May 2022 and is expected to accommodate about 5,000 students at full build. MerryMart is currently constructing a full-sized supermarket designed to carry its full line of grocery, pharmacy, personal care and other basic essential products.

The estate will also host McDonald’s flagship “Green and Good” store in Tarlac that will integrate environment-friendly building features, systems and practices.

All these fast-paced developments speak volumes not only of the promising prospects that await at Cresendo, but also of the growing demand, particularly from businesses and homegrown enterprises who believed in the vision of this estate.

Dubbed as “Tarlac Centrale: The newest downtown on the rise”, Cresendo offers the potential to spur economic and civic activities while providing valuable opportunities for locators and residents.

Specifically, it will be home to the 47-ha Cresendo Downtown, the community’s commercial core offering investment and growth opportunities for national and regional businesses and investors. While the 32-ha Cresendo Industrial Park is set to host light to medium industrial locators, which are expected to generate some 2,000 jobs at full build.

All these will be seamlessly connected via green networks and open spaces that comprise 30 percent of the estate. These include the promenades integrated around the commercial district, as well as the 1.5-km Cresendo Greenway that serves as the green and convergence corridor for the community.

Brisk sales

True enough, one of the most promising signs of Cresendo’s success is the brisk sales take-up of its commercial, shophouse and industrial lots.

Shophouses in Cresendo offer opportunities for enterprises to grow and expand.

To date, the 63 lots offered in the Cresendo Industrial Park are sold out while Phases 1 and 2 of Cresendo Downtown are 88 percent sold, prompting Ayala Land to launch Phase 3 this month.

The 11.3-ha Phase 3 block within the downtown area of Cresendo is now offering prime commercial lots ranging from 900 sqm to 1,200 sqm while the shophouse lots range from 520 sqm to 770 sqm. Prices range from P30 million to P58 million per lot. These prime lots can be fully utilized as offices, training facilities, hotels, residential condominiums, schools, clinics, recreational or sports facilities, among others.

Premium lots

What further adds premium to these high-value lots are the strategic linkages to existing and upcoming infrastructure developments—whether by air, land or sea—that will readily connect the development to the rest of Luzon. Nearby thoroughfares include North Luzon Expressway and Subic-Clark-Tarlac Expressway while the Clark International Airport is only 40 minutes away.

Once Cresendo has been fully built, foot traffic becomes enviable with some 54,000 residents, as well as 5,000 students, and 2,000 workers adding to the daytime population.
