Balai by BE Residences’ central concept for its projects is to provide a great seaside living experience for everyone—a concept that fits each project’s paradisiacal location. Additionally, Balai Punta Engaño has many open-space amenities that let its residents engage in different recreational activities and enjoy the fresh sea breeze. Called tugkaran, these amenities are divided into four categories named after Visayan words: duwa, obra, tapok, and dayon.
“Duwa” serves as an area for the Balai’s playground, creative nooks, multifunction halls, and activity area. Meanwhile, “obra” houses the residential towers’ coworking spaces and a semi-covered community and multi-purpose area for outdoor work and study.
“Tapok” is where Balai’s performance stage, lounge area, semi-covered community space, and multi-purpose spaces for meet-ups or small events can be found. Lastly, the kiddie pool, lap pool, sunken lounge, wet deck, and shower rooms are the amenities that will welcome residents at the “dayon” area.
These open-space tugkarans, along with Balai’s main story, were conceptualized by BE Residences prior to the pandemic. “A lot of developers had to rethink their living spaces [because of the pandemic] whereas we didn’t have to because it was forward-thinking enough that we already provided for open space for people to converge and congregate.”
In terms of condo types, Balai Punta Engaño caters to different household sizes and personal tastes with options like studio, 1-bedroom, and 2-bedroom units available. However, a major standout is their unique offering: the “yarden” unit or garden suite, which is located on the ground level of the Balai. This unit lets residents enjoy an exclusive private garden, which is perfect for leisure and relaxation.
Pet owners can also rejoice because they can enjoy seaside condo living at Balai by availing of its limited special units where pets are allowed.

The first Balai Punta Engaño is located in Lapu-Lapu City, Cebu. It is within the vicinity of world-renowned hotels and resorts like Shangri-La and Movenpick, as well as BE Residences’ very own BE Resort Mactan which is right across and less than 400m away from the condo tower.
Following Balai Punta Engaño’s success, a second tower will rise in the area and divide the project into Balai Punta Engaño Uno and Dos. While the initial tower will now become Balai Punta Engaño Uno, the additional building projected to have approximately 300 units will be called Balai Punta Engaño Dos.
Aside from these, there are two other Balai by BE Residences projects in Visayas: Balai Cordova in Cebu and Balai Helena in Bohol.
