From vision to completion

That lofty vision for Arca South—the former site of Food Terminal Inc. (FTI) in Taguig City—is now finally coming into clear view as property giant Ayala Land Inc. continues to prime this district with premier offices, residences, commercial centers, and parks.

Despite the challenges posed by the pandemic over the last two years, some of these landmark developments are already operational while many are expected to be completed over the years to come.

Ayala Land’s (ALI) sprawling 74-hectare integrated mixed-use estate in the southern part of the metro is fast taking shape, progressing well into becoming a thriving, highly-networked, sustainable business and lifestyle district—exactly how it was envisioned to be.

In a few years’ time, Arca South will truly complete ALI’s triumvirate of dynamic CBDs, south of the metro.

Continued transformation

The next three years will thus be an exciting time for Arca South.

By the end of 2022, Arca South will see the completion of more lush open spaces and refreshing streetscapes that can provide healthy, pedestrian-friendly spaces for residents, locators, and guests of the estate. More specifically, the Interactive Park will be open to the public by the fourth quarter—a welcome addition to the network of open spaces and the already completed Family Park at Arca South.

Landers Superstore is set to open in 2023.

In 2023, more retail and institutional developments are set to open as well, including the much-awaited Landers Superstore, which held its first concrete pouring ceremony earlier this month, and the pioneering 100-bed Healthway Cancer Care Center, reportedly the first comprehensive cancer specialty center in the Philippines.

Healthway Cancer Care Center is the first comprehensive cancer specialty center in the country.

Designed for high productivity

Meanwhile, the commercial district already has three office towers completed, while construction of more offices is ongoing—proof that many local and multinational companies are flocking to this emerging CBD, all wanting to be part of a sustainable, well-connected estate, highly conducive for businesses.Already operational is the 12-storey MDC Corporate Center, which offers cutting edge workspaces and facilities designed to maximize productivity and cultivate collaboration. It is currently the headquarters of Ayala Land’s construction arm Makati Development Corp.

The 18-storey Savya Financial Center was recently completed.

Boutique developer Arthaland Corp. has also recently completed its 18-storey Savya Financial Center, which holds Leadership in Energy and Environmental Design (LEED) and Building for Ecologically Responsive Design Excellence (BERDE) certifications. This premium mid-rise office development, which comes with a fully integrated retail component, is a showcase of purposeful amenities, smart building features, cost-efficient solutions, and world-class design.

The 14-storey Manta Corporate Plaza by Manta Equities

Manta Corporate Plaza by Manta Equities also recently completed its new 14-storey commercial tower, which has 12 floors for office space and two levels for retail.

“Ayala Land-developed estates have proven to be catalysts in driving economic development in a given locale. We believe that the corridor along SLEx is prime for re-development to help boost the economic growth of Taguig and the nearby cities. We are very delighted to be among the first to contribute to this endeavor as Ayala Land transforms the former site of the FTI Complex into Arca South,” said Patricia Zamora Riingen, president of Manta Equities.

Committed to continuing the transformation of landscapes into dynamic growth centers, Alveo Land carries forward the Ayala Land heritage by building Tryne Enterprise Plaza, its highly connected and sustainable LEED-certified three-tower office development.

Sought after office spaces in Bamberton Center, a 12-storey commercial and office building, and 12-storey Fifty Six Central by Daiichi Properties are also expected to open their doors by next year.
A lifestyle that is connected, well-rounded

It’s easy to see why many companies are now either relocating their headquarters or setting up another office at Arca South. Besides the fact that it’s a masterplanned estate by Ayala Land, this promising, revitalized development will also have a healthy mix of integrated retail and leisure spaces as well as residential communities—espousing a well-balanced and holistic lifestyle, in which all your needs and even whims are within reach and can be aptly met in a single location.

Homebuyers and investors will be overwhelmed with choices as 23 residential towers are being built by three of Ayala Land’s brands namely Ayala Land Premier, Alveo Land and Avida Land. So far, more than 1,700 units have been turned over to buyers, while some 600 units are already occupied.

Connectivity is a luxury to be enjoyed here, especially with the existing and upcoming key infrastructure projects complementing the fast-growing developments at Arca South.

For one, it is highly accessible via public transport, enabling you to easily traverse to and from key locations such as Makati, Bonifacio Global City, and Alabang, among others. Arca South likewise connects you to the southeast portion of the metro, while upcoming key infrastructure projects such as the Mega Manila Subway Project and the North-South Commuter Railway will each have a station near the estate. Also of proximity are major thoroughfares like South Luzon Expressway and C5.

Arca South abounds in open spaces and gardens.

Arca South is indeed shaping up to be that envisioned business and lifestyle district—a conducive platform of growth for commercial centers, offices and institutional developments, and a healthy, sustainable community where residents are afforded the luxury of connectivity, accessibility, convenience and completeness. More than just promising, this estate is the future.
