The 5Ds of quality homes beyond the basics

Written by: Vaughn Alviar

Homegrown developer DataLand Inc. proudly celebrated nine spectacular years of providing quality homes beyond the basics, befitting the demands and aspirations of Filipinos.

Founded in October 2011, Dataland is the real estate arm of the DDT Group of Companies. It was built on the back of the expertise and learnings of the group’s DDT Konstract Inc. (DDTKI), a Quadruple A construction company founded in 1998.

“More than 20 years of experience in building residential projects, high rise towers—that’s enough for us to understand all the experiences of the developers that we served during those years,” said Rouen Abel V. Raz, vice president for sales and marketing at DataLand, as he spoke back in “Quality Beyond The Basic with DataLand Inc.,” an episode of the Lamudi Webinar Series that aired in August.

“As a result, we said, why don’t we set up our own real estate company, learn from the strengths that we saw … and some weaknesses, some things that we can improve on,” he noted.

The developer announced its arrival in the real estate scene by launching two high rise projects, The Silk Residences in Manila and The Olive Place in Mandaluyong.

Now, DataLand has added to its portfolio enviable commercial, hospitality and leisure properties: The Ivywall Hotel in Puerto Princesa, Palawan, and a resort in Panglao, Bohol; The DDT Sky Tower along Edsa; and a township called North Gateway Business Park in Tuguegarao City.

While it diversified, DataLand did not stop from building residences. It has MyCube in Biñan, Laguna, which is a condormitel project along the national highway. It is also delivering 184 townhouses in Puerto Princesa with The Miren Enclaves. All these ingenious works landed DataLand a recognition as one of the Top 10 Developers in the Philippines during the BCI Asia Philippines 2020/2021 Awards.

The developer’s growth can be attributed to a resilient partnership between DataLand and its exclusive contractor DDTKI, among others.

Joseph V. Garcia, DDTKI vice president for legal and business development, noted, “I cannot help but mention that as a contractor we would like to see a good finish to every project and, as an owner of each project, we are more than wanting to see that, if we cannot make the project perfect, we would rather be close to perfect.”

The partnership with DDTKI has allowed DataLand to access the expertise of a company that has worked on projects like BDO Ortigas Center and Globe Telecom Headquarters. It also meant the use of state-of-the-art precast technology, imported from Finland, that produces fire- and moisture-resistant, soundproof and durable building materials.
That is not the only reason to buy into DataLand’s projects.

In fact, the DDTKI connection is only one of the company’s “5 Ds,” specifically, “deliver quality promise.” DataLand also makes sure it builds only on a “desirable destination,” places that provide strategic advantages. It offers “delightful amenities” that include grand lobbies, resort-like pools and various other features. The thoughtful design and streamlined production ensure value for money and that the “deal is real.” Finally, “dedicated property management” helps buyers and investors maintain their property.

Each unit should also pass for the “Beyond the Basics Quality Seal” in design, deliverables, construction, turnover and customer service. The seal is synonymous with beautiful common areas, bigger unit cuts, high quality building material and luxurious finishes like full-sized windows, nice doors, homogenous tiles, granite countertops, extensive kitchen cabinets and a great toilet-and-bath.

“We really wanted to make sure we provided customer delight and value for money,” said Raz. “We aim to be the preferred brand among the top developers and … espouse values as we bring our projects to our customers.”

The values, of course, include always building “beyond the basics.”
