In the upscale Greenbelt area will soon rise a modern architectural marvel in shades of blue and white rendered in glass and concrete. The 31-story skyscraper named the Greenbelt Hamilton is property developer Megaworld’s latest offering in the Makati central business district, affirming its solid foothold in one of the busiest addresses in the metropolis.
Now its sixth residential development in the bustling cityscape, Greenbelt Hamilton promises residents high-class and modern living in a community similar to other upscale developments in the area. To rise on Legaspi Street in Legaspi Village, the residential tower puts residents a short walk away from the corporate offices of Ayala Avenue and a stone’s throw away from the upscale Greenbelt malls and the Makati Medical Center.
Pegged at P2.5 billion, the project which is set to be completed and turned over in 2016 will offer a total of 425 studio, executive studio and 2-bedroom suites. Most of the units will embrace modern contemporary design and will feature balconies, according to Clifford Legaspi, Megaworld vice president for marketing and Hamilton’s project head.
“We couldn’t have chosen a better timeframe to launch this project due to the renewed optimism in the Philippine economy. Real estate remains one of the economy’s growth drivers, and projects such as Greenbelt Hamilton will certainly boost business activity in the financial district,” said Legaspi during last week’s launch.
Payment schemes
The condo units are fitted with the following: split-type air-conditioning units, three-burner cook top with range hood and multipoint water heater for the bathroom. Prices start at P2.9 million for a studio unit with balcony (28.3 square meters), P4.3 million for an executive studio (41 sq m) and P5.7 million for a 2-bedroom unit with balcony (54.6 sq m).
Given the project’s prime location, Greenbelt Hamilton is particularly targeting “doctors, executives, entrepreneurs, young professionals and investors,” Legaspi said. The goal is for all the residential units to be sold within the next seven months.
For its price, the young ones can start investing in condo living already. As with their other projects, he assured buyers of affordable payment schemes, with monthly amortization starting at a low P12,000 for a studio and P20,000 for a 2-bedroom unit.
“The market is very open to starting families and young professionals with a significant percentage of buyers coming from this income bracket,” Legaspi furthered.
Among the amenities planned for Greenbelt Hamilton are a 14-meter lap pool, gym, wading pool, daycare center and function rooms at the sixth level play deck. Four multipurpose areas are planned in the 26th and 29th floors. The architectural design will give the building a tapered look since the floor plan becomes smaller toward the penthouse levels.
Parking will be allocated for residents across three basement and four podium levels. A few retail outlets are planned at the ground level for the convenience of residents. Common areas like the main lobby will be equipped with CCTV cameras for security measures.
Legaspi revealed that his group’s biggest competitor would be the other sales groups within Megaworld, those offering residential units in areas like Fort Bonifacio Global City.
Megaworld’s portfolio of residential and mixed-use projects in the area includes Greenbelt Radissons, Greenbelt Park Place and Greenbelt Excelsior. Greenbelt Chancellor is now being finished, while Greenbelt Madison is under construction.
