It was then the turn of the millennium. Available to most college students then were cramped and dull residences that were a boon to learning. For others, the commute would be a torturous transit between home far away and school.
Filling the void
TLDC saw that void in choices for college students and developed a product to answer a clamor there. Seeing students as an untapped market, it pioneered in 2000 the concept of premier university residences.
The proposition banked on the idea that college students would prefer to reside in homes accessible to their schools. What these new addresses needed was to fulfill the basics of safety and comfort, as well as respond to young peoples’ inclination for the stylish and contemporary life.
TLDC began with Torre Lorenzo Tower near De La Salle University (DLSU) along Taft Avenue in Manila. That first step proved to be profitable, so the company further developed products for the same market.
Right in front of DLSU, it came up with 2Torre Lorenzo, with studio, one-bedroom and two-bedroom units, and amenities that would support productivity and wellness. A third iteration is also under construction near De La Salle-College of Saint Benilde School of Design and Arts.

‘Student first’
All TLDC premium university residences are blanketed by the Student First Program. This ensures that each development addressed four pillars: safety first, studies first, balanced-life first and convenience first.
To ensure student safety, all the towers have features such as 24/7 security, response team and hotline, emergency power, even RFID with parent notification feature. To help residents study, there are designated quiet study areas with free WiFi, and meeting and discussion rooms for group activities.
Believing that the students would love to socialize and get fit, TLDC allotted spaces for convergence, including fitness centers, lap pools, half-courts, sky lounges, roof decks and function rooms. Lastly, the company finds it necessary for life to be easier for the students, so each building has a bell service, round-the-clock assistance, touch pay payment facilities and commercial spaces, like bookstores, coffee shops and ATMs, among others.
Diversified portfolio
A big part of TLDC’s portfolio is comprised of premium university residences, but it has also since entered the real estate scene outside Metro Manila, raring to further diversify. For example, TLDC has premium residences and hospitality suites in the cities of Davao, and Lipa in Batangas. It is also gunning for leisure and mixed-use projects.
This expansion into other aspirational offerings has been possible because TLDC did a groundbreaking work with a market previously unrecognized by the rest of the pack.
