Landmark structures built on steady partnerships

One example is The Seasons Residences, a 45-story, four-tower residence rising on 14,792 sqm of land at Grand Central Park. Federal Land partnered with Japanese companies Nomura Real Estate Development Co. Ltd., and Isetan Mitsukoshi Holdings, Ltd., making sure that buying into the project would really be synonymous to buying a piece of Japan.

The first partner is part of the Nomura Group of Companies, renowned for its services spanning a global network of 30 countries. Federal Land partnered with a division of Nomura Real Estate Group, which is among the leading developers of condominiums and detached houses in the greater Tokyo area. It develops approximately 6,000-plus units every year.

Isetan Mitsukoshi enters the partnership with the first Mitsukoshi Mall in the country, which will be the retail aspect of The Seasons Residences. The company is one of the largest department store groups in Japan, already operating 24 shops nationwide and 38 abroad.

The Seasons Residences will be known for its efficiency, precision and innovation, exactly the strong points of Japanese work. Such traits will reward residents with the signature Filipino hospitality, only amplified with features celebrating safety, functionality, convenience and comfort, among others.

On offer in the first tower will be 304 units with one- to three-bedroom configurations. The Seasons Residences will feature well thought-out, space-maximizing features, including storage spaces in the kitchen, bedroom and even the foyer, among others. Buy a bigger unit and you get a separate shower and bathtub highlighting the Japanese tradition of “ofura,” or bath.

Four seasons of amenities

Residents will also enjoy amenities that feature the four seasons of Japan: Active Spring (gym, daycare, children’s playground), Breezy Summer (function room, karaoke room, adult pool, children’s pool, game room), Creative Autumn (function room, reading lounge, music studio, business center), and Dreamy Winter (spa).

Yet another project that features the Japanese flair is Grand Midori Ortigas, Federal Land’s first foray in the heart of Ortigas central business district. Rising on a prime 5,090-sqm property on Exchange Road, Grand Midori Ortigas is comprised of two towers with 42 floors each. It offers a mix of 810 studio, one-bedroom, two-bedroom and three-bedroom units.

Federal Land again partnered with real estate giant Orix Corp. The company, established in 1964, is engaged in several ventures including financing, automotive, and energy. In property development, Orix offers housing, real estate investment, and building management.

Celebrated architectural firm Tange Associates ensures that the overall conceptual design captures the Japanese edge. The Grand Midori Ortigas’ interiors and landscape take inspiration from the Japanese concept of “wabi-sabi” and “miyabi,” which focus on the discovery of beauty in imperfection and the expression of elegance and refinement, respectively.

Exceeding expectations

In indoor amenities, homeowners will find facilities they need. They can use the lounge and fitness areas, as well as the yoga, game and tutoring rooms. The project will also have a conference room, a multipurpose room and a children’s playroom. Outdoors, future residents can dip in the pools or the Jacuzzi. The kids can play at a designated playground, while the adults can chill at the open lawn, the pool lounge or the landscaped area.
