Ramon C. Garcia III surely has some large shoes to fill as he takes the helm at a real estate firm with a stellar record.
At a young age of 33, Garcia sits as the president and CEO of TransPhil Real Estate, a boutique developer that has so far built over 1,000 townhouses across the metro, and which has on its record an impressive 100 percent completion and turnover since its inception in 1975. The company has its roots in TransPhil Land Corp., which has more than 45 years of experience and expertise in construction and property development.
“My father retired last year and so I took over the operations then, while my brother (Rafael) is helping me… But this will be the first year that my dad won’t be going to the office anymore. There’s pressure for me, but at the same time, it’s also exciting,” Garcia said during what he called to be their “coming out party” last month.
“But I count myself lucky that my dad started something like this—a business that I learned to love and be passionate about,” Garcia added.
With a new generation of driven, passionate and spry leaders at the helm of TransPhil Real Estate, it seems that the company is well poised to make good with its commitment: that is, to reinvent townhome living for the modern Filipino family.
According to Garcia, they wanted to highlight the townhouse option for Filipinos who want to buy a home in Metro Manila but are constrained by rising real estate prices.
Most house-and-lot options, especially in posh private subdivisions, would easily set you back by tens or even hundreds of millions of pesos. The natural recourse for some, would be to go for condominium units, which can be a more affordable option, but would also set you back in terms of space.
“Most families can’t afford to live where their parents are living because of the rise in real estate prices in Metro Manila,” said TransPhil Real Estate VP Rafael C. Garcia. “As a boutique developer, we take these small pockets of land and turn it into a space they can own and call home. Each unit comes at a comparably better cost than that of a condo or house and lot, but with the same or even more benefits.”
TransPhil townhouses thus offer the perfect option for the so-called “practical dreamers” and young Filipino families.
“What can you buy for P20 million now? Maybe a 74-sqm, one-bedroom unit, or a 60-sqm two-bedroom unit. But for the same price, you can already have from (TransPhil) a three-bedroom townhouse in Mandaluyong with a two-car garage. The lot will be about 80 sqm to 100 sqm while the floor will be around 300 sqm,” the older Garcia said. “Our prices are around P15 million to P25 million for high end homes while our luxury products are priced at P45 million to P70 million.”
For this year, TransPhil has eight projects lined up, with three already in the works namely, Rosevale Estates, Buenconsejo, and The Bedford, spread across Paco, Manila, Mandaluyong and Quezon City.
Each unit has a floor area ranging from 155 to 381 sqm, Most units have three to four bedrooms with four to five bathrooms, walk-in closets, balcony, living room, dining area, powder room, help’s room, service area, driver’s quarters, and a two to three-car garage, among other amenities.
“At the end of the day, the biggest purchase anyone will ever make is a house. We want our buyers to be proud of their home. That’s the kind of product we want to design and put out there,” Garcia concluded.
