Ayala Land Inc. is making a showcase for such a refreshing possibility with its latest pocket urban development in Quezon City, where it is poised to offer a breath of fresh air, help ease congestion in this urban location, and bring its signature expertise in developing masterplanned, sustainable communities.
Rising on one of Quezon City’s busiest trade areas is The Junction Place, an 11-hectare pocket urban development masterplanned to feature a seamless integration of residential, commercial and recreational components that would also fit the needs of nearby communities. Here, Ayala Land is looking to enhance transport access as it builds a new community in a bustling location.
“We’re creating a comfortable and refreshing new neighborhood that will connect people to other hubs in Quezon City and beyond. At the same time, The Junction Place will be a refreshing area for shopping and dining, and affordable products and services will be available for everyday needs. It will also provide a great platform for homegrown, small and medium enterprises with its urban location,” said Stephen Comia, Ayala Land estate head.
The Junction Place will be Ayala Land’s newest pocket urban development—a masterplanned community that is relatively smaller in scale compared to the massive estates it has been expertly developing across the country.
Although located in the middle of a densely populated area, The Junction Place seeks to add value, bring further progress and promote a more sustainable way of living in Novaliches, where one can find thriving, completely built-up communities comprised of homes, schools, markets, retail areas and hospitals, among other establishments.
Ayala Land’s presence in this part of the metro is seen to help ease congestion in the area. As The Junction Place will rise right between two of Quezon City’s most highly utilized thoroughfares namely Quirino Highway and Tandang Sora Avenue, the new road that will be created within this pocket urban development will provide alternative access for motorists and will cut travel time between the two roads.
Add to that, The Junction Place will have its own transport hub linking Novaliches to other key hubs across Quezon City and Manila, including Trinoma, Balintawak and Blumentritt. The district will likewise benefit from the upcoming P350-billion Mega Manila Subway project, which will span at least 25 kilometers linking Quezon City in the north to Taguig City in the south. Reportedly, the project’s planned stations in Quirino Highway and Tandang Sora Avenue will be less than a kilometer away from this new Ayala Land development.
The Junction Place will feature a healthy mix of residential, commercial and recreational elements that fit the needs of those living and working within this pocket urban development and those from nearby communities. Its initial phase of development includes the launch of a residential project, the opening of the main spine road, and operation of its transport hub.
A project by Amaia Land—one of Ayala Land’s five residential brands known for delivering quality, affordable and accessible homes—will serve as anchor of this development. Nestled near public spaces of the estate and the Tandang Sora Avenue exit, this project will offer choice amenities and multipurpose areas for sports and recreation that will foster social interaction and afford families and friends a much sought quality time as they relax and unwind.
At the heart of The Junction Place meanwhile is a community center that integrates retail, dining and service options with activity nodes for community fairs and events. Here will rise a meeting place with refreshing green spaces, which future residents, guests and tenants can all enjoy upon completion in two to three years’ time.
And to further provide a safe, convenient and conducive place to raise families, a 5,000-sqm WalterMart will soon open, bringing its anchor tenants like WalterMart Supermarket, W Department Store, Abenson, Homeplus, food choices and service outlets.
Meanwhile, the completion of the main spine road will give rise to the Junction Place Boulevard, a new commercial corridor that will open up new opportunities for homegrown enterprises, add value to the community and more importantly, further spur economic activity in this bustling location. Currently, about 8,000 sqm of commercial lots facing this spine road have already been sold to enterprising investors.
As this concept has long been ingrained in its DNA, sustainability will be a major feature of The Junction Place with Ayala Land set to construct tree-lined roads, use energy efficient street lighting, as well as provide walkable connections between the residential to the commercial spaces, and ample convergence spaces.
“Staying true to our commitment to responsible and sustainable estate development, we are putting in place tried and tested principles to provide an organized, safe and convenient environment here at The Junction Place,” Comia shared.
