ALI broadens reach with Broadfield
It’s a fact: practically all key areas in the south already bear that unmistakable Ayala Land stamp of excellence.
From the time it developed the 670-ha Ayala Alabang in the ’70s, it continued moving to the south, creating more livable, sustainable communities that remain to be the gold standard in real estate. In Laguna alone, Ayala already has an expansive footprint, the best showcase of which would be the 2,290-ha Nuvali estate, the first and largest eco-city today.
And yet, Ayala Land continues to scale up, expand aggressively in the region, launching districts and estates to provide more sustainable communities.
‘Progressive’ district
Last month, Ayala, through its residential brand Alveo Land, launched another new offering—this time, for the commercial district within Broadfield, a 120-ha mixed use estate in Biñan, Laguna.
And easily, a good part of the initial offering was snapped up by the market, as about P2.8 billion worth of lots were sold on the first day of launch.
Article continues after this advertisementAlveo Land chief operating officer Rufino Gutierrez said they offered an initial 35 commercial lots (spanning 36.6 ha) with sizes ranging from 1,324 sqm to 2,915 sqm—at an average price of P105,000 per sqm. This area will be located on the northwestern portion of the estate, closest to the main road.
Article continues after this advertisementIt’s easy to explain the warm reception to Alveo’s offering. Gutierrez, in a press briefing last month, made a strong case about the viability of investing in Broadfield’s commercial district, citing the estate’s “progressive” location, masterplan and investment opportunities.
“Broadfield’s location sets it at the heart of South Luzon’s thriving residential, leisure, industrial and manufacturing center. We have a well-designed masterplan that applies the best practices of Ayala Land in property development. This district will be innovative, sustainable and progressive. Broadfield will also have basic intelligent city features such as fiber-to-the-home system, traffic light controls, CCTV security and transport systems,” Gutierrez explained.
Broadfield is about an hour’s drive from Makati and BGC, 30 minutes away from Alabang, and a mere 10-minute drive from Nuvali. Access is via South Luzon Expressway (SLEx), and the main roads of Governor’s Drive and the Sta. Rosa-Tagaytay Road. Future private roads will lead into the district. From the South, it will be accessible via the Cavite-Laguna Expressway (CALAx) and the planned Cavite-Tagaytay-Batangas Expressway.
Broadfield’s progressive masterplan features a walkable and pedestrian-friendly design; 8 ha of parks and open spaces; as well as sustainability features that puts to the fore site resiliency, eco-efficiency and job generation for the community. About 80 ha of the district would be for commercial and mixed-use, while the remaining 40 ha will be allocated for residential developments.
More notable, however, is the fact that within a span of 12 years, residential land prices in the south have more than tripled, while commercial land prices have quadrupled over a 10-year period, Gutierrez added.
