ALP creates premium office space

Ayala Land Premier, best known for luxury residential towers and exclusive suburban enclaves, has ventured into the office property market.

Companies looking to set up their corporate headquarters in a prestigious address north of Manila will need not look further. The luxury developer unveiled One Vertis Plaza, its first AAA, premium-grade office building rising in Vertis North, Quezon City.

“With the estate’s unparalleled connectivity being bordered by Edsa and North Avenue, coupled with its access to key transportation hubs, commercial centers and adjacency to Vertis North Gardens, the location presented an attractive address for One Vertis Plaza,” said Ayala Land Premier managing director Mike Jugo.

One Vertis Plaza will comprise of 43 storeys and divided into three zones—the midzone, from the 5th to the 25th floor; high zone, 26th floor to 38th floor; and executive zone, 39th floor to the 43rd floor.

Sitting at the southern end of Vertis North Gardens, it means to serve as an anchor to the sprawling 2-hectare park.

Vertis North Gardens, comparable in size to Ayala Triangle in Makati, is designed to be the estate’s green lung, providing lush spaces for convergence and recreation. Tenants at One Vertis Plaza are a few steps away from lush, refreshing greenery.

Built with all the characteristics of an ALP development, One Vertis Plaza has the Concourse and the Gallery.

The Concourse is an elegant yet welcoming motor court accessible from both Stella Street and Astra Drive. The Gallery, meanwhile, is an expansive 9-meter high lobby, clad in natural stone and accentuated by natural wood elements. Nineteen elevators, 16 of which are high speed and outfitted with destination control systems, assure to efficiently transport visitors and employees throughout the building.

Tenants and visitors can find various dining options at the premium high-rise. The Square serves as the main food hall and can seat 200 people in its indoor and al fresco dining areas. The Plaza, which opens up to Vertis North Gardens, covers 1,800 sqm and will house specialty restaurants and cafés.

The premium office tower stays true with Ayala Land Inc.’s commitment to creating sustainable developments, working towards a LEED certification. The all-glass façade features low-emissivity, double-glazed glass, providing added insulation against infrared and UV rays and lowering energy consumption. All external flooring and the roof deck areas were designed with a high solar reflectance index which contributes further to the building’s overall insulation.

Ensuring the overall efficiency of One Vertis Plaza are LED lighting fixtures and low-flow plumbing which reduce electric and water consumption. The building also has its own rainwater management system and materials recovery facility.

With a maximum of only 10 units per floor which range from 101 to 325 sqm, One Vertis Plaza promises an efficient configuration and layout of units. Additionally, units can be easily combined to create larger office spaces. A glass curtain wall envelops all office spaces, allowing ample natural light and impressive views of the city.

Expect some top manufacturing, food and pharmaceutical industries to hold office here. Nearly 70 percent of available office spaces have been taken up. Average price per square meter at One Vertis Plaza is at P352,193.

Vertis North is envisioned to stand as the up-and-coming city center of Quezon City.
