The province south of Manila already ranks 9th out of 75 provinces in the 2018 Cities and Municipalities Competitiveness Index, an assessment of an area’s economic dynamism, government efficiency, infrastructure and resiliency.
At the forefront of Batangas’ economic activities is Lipa City, a favored location for investments due to its business-friendly environment. It has been touted as one of the Philippines’ 10 Next Wave Cities, as it has proved to be a promising alternative location for the information technology and business process management industry.
“Lipa, Batangas, over the past few years, has exhibited solid economic growth which shows signs that it is an emerging key city,” said Torre Lorenzo Development Corp. president and chief executive officer Tomas P. Lorenzo. “We, at TLDC, always make sure we are one step ahead of everyone because we don’t mind looking outside of the usual areas of development. We look for places which are ready to take off,” he added.
From being a niche developer of premium university residences, TLDC has expanded its portfolio to include master-planned townships and emerging urban centers outside Metro Manila. It’s Batangas project, Tierra Lorenzo Lipa is a mixed-use development which will be composed of two residential condominiums and an upscale international hotel.

Tierra Lorenzo Lipa promises utmost accessibility as it is strategically located near JP Laurel Highway and just a few minutes from the STAR Tollway exit. Residents are assured of living in close proximity to Robinsons Lipa, De La Salle Lipa, Lipa City Science High School, Lipa City South Central School and Lipa City Community Park.
The residential high-rises’ earth-toned and spacious units range from 37.1 sqm to 42.8 sqm and come complete with a living room, bathroom and kitchen. For Tierra Lorenzo Lipa, TLDC has partnered with Dusit International and Dusit Thani Philippines Inc. to develop the P3-billion Dusit Princess Lipa, poised to be the province’s first upscale international hotel.
The 152-room Dusit Princess Lipa includes an all-day dining restaurant, a fully-equipped gym, a swimming pool and function rooms. The hotel is expected to be completed in 2021.
