Artist’s perspective of Larossa in Capitol Hills’ Garden Row
It is without question that condo living affords the family all the conveniences they may need. However, it often comes with a price. One trade-off is not having gardens, or at least enough green breathing spaces at home or in the neighborhood.
Such is the void that Larossa in Capitol Hills is looking to fill. Lush greens and open spaces await those who call this beautifully masterplanned urban botanical community their home.
Nestled in the heart of Quezon City, the 3.6-hectare Larossa in Capitol Hills is Primehomes Real Estate Development Inc.’s flagship project, perched on this part of the metro’s premier residential enclave.
Primehomes has divided the 3.6-ha property in four phases. There will be a total of 12 buildings plus the Larossa Clubhouse Serene Zone, Larossa Clubhouse Active Zone, esplanade, infinity pool, recreational pool and commercial area. Amenities will also include a fitness area, library and study room and function rooms.
The dynamic men and women behind Primehomes
The Garden Row— Larossa’s first residential offering and the first phase of the development—features three 10-storey towers named after some of the most fragrant flowers, namely Camia, Magnolia and Sampaguita.
Casa Hardin, the commercial area, will house a couple of restaurants, a supermarket, and possibly a popular coffee shop. The commercial row will also feature mini gardens, staying true to Larossa’s vision of providing the city with a much-needed botanical oasis.
“We are planning to finish developing the entire 3.6 hectares in the next five years,” shared Primehomes chief operating officer Lemuel Dionisio. “We are launching phase two this year which will comprise another two buildings.” The second phase will feature towers with 12 to 15 storeys each.
Dionisio takes pride in how much Primehomes values nature and how it has provided its residents with ample outdoor areas. “Other developers have minimal spaces. We allocated approximately more than 30 percent for Larossa’s amenities and outdoor living areas,” he explained.
“It is only here at Larossa where there are century-old trees,” Dionisio continued. “We retained the really old trees and you would see more gardens, more greens.” He further described how being inside the premises of Larossa feels like being in the province, where one can breathe in fresh air.
Dionisio pointed out that aside from the project’s rustic environment, another good thing with Larossa is its location.
“We are only at least 5 minutes away from Ateneo, Miriam and UP. This area is not too saturated so there is no traffic here. Of course, it’s a different story when you get to Katipunan,” he said.
Aside from being just a short drive to some of the country’s best learning institutions, Larossa gives its residents accessibility to Celebrity Sports Plaza, Capitol Greenstreet, Capitol Hills Golf and Country Club, Puregold, UP Town Center and UP Ayala Technohub.
Lawyer Jose Sison chose to acquire a unit at Larossa as a second home, especially since it is well within walking distance of their townhouse which also located in Capitol Hills. “When we have guests at our home, we can stay here,” he shared. Being a mid-rise residential development, he expects the community to be a closely knit one.
Meanwhile, Joanna Terrado and her husband picked Larossa due to its proximity to UPIS, where their daughter goes to school, and UP Ayala Technohub, where she goes to work.
“At the same time, we see this as an investment for when she goes to college,” Terrado shared. “My husband and I intend to go back to Dagupan in Pangasinan, which is our home province, when we retire. We really purchased the unit for our daughter.”
According to Terrado, their family considered several places in the area but opted for Larossa because, aside from its accessibility, the community feels so peaceful and quiet.
“We like how secure it is here. Also, there are no neighbors having disruptive videoke sessions until 4 in the morning,” she shared. “We are a laid-back family so Larossa suits us well.”
Dionisio meanwhile disclosed that Primehomes is set to venture into more developments in the next several years.
“Primehomes is also planning to venture into horizontal developments in order to support the housing backlog. We are looking at nearby provinces, maybe Pampanga or Batangas,” Dionisio concluded.
