Inclusive growth with TLDC

From pioneering premium university residences to developing masterplanned townships, Torre Lorenzo Development Corp. (TLDC) has indeed established itself to be among the country’s most progressive real estate companies.

Starting as a niche developer in the late ’90s with Torre Lorenzo 1 near De La Salle University in Taft Avenue, Manila, the company has since expanded its portfolio to include five more student-centric high-rises, hotels, and resort and lifestyle developments.

But while TLDC continues to expand its footprint in the country, it has also taken to heart a commitment to ensure not only a sustained growth for the benefit of its investors, but also an inclusive growth within the communities where they are present.

Successful investments

TLDC reported that in less than a decade, prices of units across its developments have significantly appreciated. The market’s warm reception can be attributed to the fact that these developments, while strategically located, provide unique amenities that cater to the specific lifestyle needs of its residents. These two, among other factors, have proven to be attractive and have helped investors secure lucrative returns from their units.

“All our properties have proven to be successful investments that give a significant return,” said TLDC chief finance officer Noel Rapadas, who earlier reported that the company posted a 28 percent growth in revenues in 2018. TLDC expects to further grow its revenues by 25 percent year on year, over the next three to five years.

Meanwhile, property owners are also provided the option of turning their units over to the company’s property management team. “We take the headache of unit leasing and maintenance away from those who invest in our properties as vehicles for recurring income,” he explained.

Investors and property owners are not the only ones who benefit from TLDC’s steady growth. The communities where their developments are in are not left behind either.

“We contribute to employment,” shared TLDC president and chief executive officer Tomas P. Lorenzo. “Each of our projects employs between 500 and 1,000 people from construction to crew fit-out to preparing our properties for sale and occupancy,” he added.

Moreover, TLDC employees are hired not just to be employees, but instead to help fulfill the overall vision of the property developer. TLDC human resources director Cecille Casas noted that they make sure that their employees relate to TLDC offerings and that they don’t just clock in and clock out every day.

Elevating lifestyle solutions

While the company began with student-targeted university high rises, it has since applied its vision of “elevating lifestyle solutions today for tomorrow’s communities” to mixed use developments beyond Metro Manila. As TLDC continues to grow, it also continues to listen to its homeowners and investors to ensure that its offerings raise their lifestyles and respond to their needs.

“Because we are more physically present in all our developments, we have the privilege of building strong, solid and long-lasting relationships within the communities we serve,” Lorenzo concluded.

Today, TLDC has established itself to be the household name when it comes to premium university residences with the addition of 2Torre Lorenzo and 3Torre Lorenzo, also in the area of DLSU, DLS-College of Saint Benilde and St. Scholastica’s College in Manila; Torre Lorenzo Malate near University of the Philippines Manila and St. Paul University Manila; Torre Lorenzo Central, near University of Santo Tomas; and soon, Torre Lorenzo Loyola in Katipunan, near Ateneo de Manila University, Miriam College and University of the Philippines Diliman.

In Calabarzon, Tierra Lorenzo Lipa is being built to be an urban lifestyle center that will be home to two residential buildings and the P3-billion luxury hotel Dusit Princess Lipa Hotel.

In Davao City, TLDC is anticipating the opening of its lifestyle developments in Tierra Lorenzo Davao, namely the dusitD2 Hotel and Dusit Thani Residence Davao. Its leisure township, Lubi Plantation, has already opened its Beach Club, with luxury villas now available for day tours and overnight resort experiences.
