Boutique property developer Arthaland Corp. has launched a new upscale office tower in Arca South, Taguig, bringing to the property market a rare inventory of 24,000 square meters of office space for preselling.
The new office hub is 18-story grade A midrise tower Savya Financial Center, which is envisioned to stand as “beacon of wealth, sustainability, stability in fast-growing Arca South.”
The name “Savya” is of Sanskrit origins that means south or southern. Savya is also an alternative name of Vishnu, “the preserver,” one of the principal deities in the Hindu triumvirate.
For the south tower, Arthaland is selling office units with size ranging from 85 sqm to 1,564 sqm at an average price of P260,000 per sqm. The target turnover is in two years but Arthaland’s license to sell is good up to 2023.
Arthaland will keep 1,700 sqm of retail space on the ground floor for its rental portfolio, company executive vice president and treasurer Leonardo Arthur Po said.
Among the sustainability features of the building are: the 70:30 glass-to-concrete ratio for optimized natural daylight, double-glazed low emissivity windows, low-voltage LED general lighting in select common areas, improved indoor environment quality, energy-efficient air conditioning system, dual-flush water closets, low-flow valves and plumbing fixtures in common restrooms, rainwater harvesting, collection and recycling, materials recovery facility, efficient waste management system through recycling programs, dedicated low-emitting fuel-efficient vehicle parking provisions, and the promotion of active living with the provision of 135 bicycle racks and 18 shower cubicles.
“These sustainable building features, combined with world-class building design, are meant to deliver function with form. Arthaland gained a foothold in Arca South—the former FTI complex now being developed by Ayala Land into a new central business district (CBD)—with the purchase of a 4,000-sqm land in 2017.
Arca South is less than 20 minutes away from the Makati CBD, BGC, Ortigas Center and even Madrigal Business Park in Alabang, Muntinlupa City.
