Compact space that makes for a comfortable lifestyle

It’s the home for today’s modern dwellers. The Makati Southpoint, a three tower development that will have a retail component, is strategically located along Don Chino Roces Ave. in Brgy. Bangkal in Makati City—less than two kilometers from the Makati central business district (CBD), and is thus perfect for the market that Avida Land is looking to cater to.

“(Our) market is a mix of Filipino millennials, single professionals and early nesters. This is a group seeking the adult experience of owning, living and investing in their own homes,” explained Jojo Fabricante, Avida Land head of innovation and design group.

Given its proximity to the Makati CBD and other workplaces, this project is well positioned to provide a practical home option for young urban professionals and millennials who regularly take a beating from the traffic, safety and security issues, as well as bad weather and flooding. Add the fact that Makati Southpoint offers easy access to major thoroughfares such as Edsa, South Luzon Expressway and other avenues leading to Pasay and Manila, thus making all key points of interest just within a 3-kilometer radius.

Round-the-clock lifestyle

Makati Southpoint’s first tower will have 28 residential floors and three podium floors including the amenity area and retail on the ground floor. It will offer 924 right-sized residences, which will come with a view of either the amenity deck or the Makati and Bonifacio Global City skyline. Buyers can choose from a studio, a junior one-bedroom, or one-bedroom units, with sizes ranging from 23.3 sqm to 38.2 sqm, while price points are anywhere between P4.4 million and P8.5 million. The first tower will be completed by 2024.

“The units were created around the idea of people who have a round-the-clock lifestyle, who are always on the go but want a restful home to sleep and unwind. Makati Southpoint has included a multifunction area and usable, open spaces to function as an extension of their living spaces. We have units that are ‘just right’ for the needs of this market. Everything is efficiently planned and well-thought out. It makes a good home for a market that is on the move, that seeks comfort and convenience,” Fabricante explained.


Makati Southpoint also offers amenities including a clubhouse, indoor gym, children’s play area, swimming pool, kiddie pool, a jogging path and a linear park. Avida Land has also added a collaborative space and open lounges to provide residents with places to relax and converge. These relaxing spaces will serve as an extension of their living area.

The collaborative space meanwhile can let residents work on their own devices, meet up with friends, read or engage in their hobbies in a comfortable indoor space. The lounge areas on the amenity deck will allow them to meet guests or just enjoy the outdoors. A retail area will occupy the ground floor, where a grand central lobby will also be located.

And so far, reception has been warm. Makati Southpoint has been moving fast in the market, with about 40 percent of its launched inventory already sold out in the first month alone.

Avida Land has been present in Makati since 2007 and has several residential projects including AT Makati West and AT San Lorenzo, which are both completed and sold out. AT Asten has just completed its third and final tower, and will be turning over units soon. One Antonio, a low-density condo village along Sacred Heart Street, is now over 60 percent sold.
