Much has changed for a province once dubbed as the bedroom community of Metro Manila.

Today, Cavite has found itself under the radar of many businesses and investors, who now find the province an attractive location, boosted primarily by the upcoming completion of critical infrastructure projects being rolled out aggressively by the national government. It is, in fact, among the provinces that are seen to benefit significantly from the completion of key rail, expressway and toll road projects between 2020 and 2022.

Such projects—which include the Light Rail Transit 1 Cavite extension, Cavite-Laguna Expressway, and North Luzon Expressway and South Luzon Expressway connector road—will not only improve accessibility, but will also, more importantly, unlock land values in Cavite.

The City of General Trias, in particular, is emerging to be an exciting, conducive haven for investments given its strategic location, first-class facilities and infrastructure, highly-trained labor force as well as an effective local government.

This first class city, said to have one of the most vibrant economies in Cavite, is likewise home to industrial estates and some of the biggest names in the manufacturing, semiconductor, food, recreation, education and real estate industries.

Indeed, there are enough reasons to believe that Cavite and its cities like General Trias, are well poised for a  sustained growth, and property giant Megaworld Corp. is among those that have already expressed confidence on the province and the lucrative opportunities it can offer.

Conducive office spaces

Proof of this is Megaworld’s 140-ha Maple Grove township, where it will be bringing its expertise as well as its signature live-work-play concept.

Located in General Trias, Maple Grove offers a conducive environment not only for growing families and aspiring individuals seeking a modern, holistic lifestyle, but also for companies wanting to find the ideal home where their businesses will thrive. For these companies, the country’s pioneer developer of integrated urban townships is offering the 17-storey One Corporate Place.

One Corporate Place offers 93 select office units with layout sizes ranging from 63 sqm to 281 sqm, perfect for corporate offices and business process outsourcing companies, including small- and medium-sized enterprises (SMEs). Megaworld expects to generate around P1.5 billion in sales from One Corporate Place.

“Maple Grove’s rising business district in this side of Cavite allows companies to thrive and grow their businesses in a green and sustainable community where everything is integrated and within reach. The entire development itself, as in any other townships that we’ve already built, will be walkable from one office tower to another, or to the mall, residential towers and parks that we will build around the community,” explained Rachelle Peñaflorida, Megaworld vice president for sales and marketing.

“Owning an office space in Maple Grove would be a wise move especially that General Trias is now fast becoming a key growth area of Cavite. In five years, we expect rental prices to go up as more developments rise within the township,” Peñaflorida further disclosed.

Key features

One Corporate Place will have sustainability features that include the use of energy-saving LED lights in common areas, dual-flush type water closets for common toilets, and a roofdeck garden. The building will also have its own Material Recovery Facility for waste segregation and recycling.

Equipped with its own Building Management System (BMS), One Corporate Place will likewise feature a 24-hour Security and Fire Command Center, Seismic Detection and Monitoring System, stand-by generators for 100 percent back-up power, fire security system, water reservoir with separate fire reserve water tanks and a 24-hour CCTV monitoring system. The entire building will also be fiber optic-ready.

Last year, Megaworld announced that it was building the Maple Grove Commercial District, a 35-hectare “Makati-inspired” business district. It will have 363 prime lots on offer where companies and businesses can construct their own buildings and towers. Some buildings here are expected to feature rooftop gardens, vertical and indoor gardens as well as green porches and lawns.

“We will be integrating skygardens on the rooftops of most buildings to be constructed. Other sustainability and green initiatives that may be integrated by lot owners into their developments will also be welcomed as we strive to make Maple Grove a green city in the south,” Peñaflorida earlier said.

The Maple Grove Commercial District will be surrounded by seven green and open parks including an expansive Central Park that will serve as the district’s “green jewel.”

Megaworld also launched last year The Verdin at Maple Grove, its first residential condominium tower in the township.

Aside from the commercial district, residential properties and green parks around the development, Maple Grove will soon have its own lifestyle mall, commercial centers and office towers, thus ensuring a seamless live-work-play experience for all residents, office workers and tenants in the township.

Given the existing infrastructure within and near the province, the Maple Grove proves to be highly accessible via the Coastal Road and Cavitex, with an estimated travel time of only 30 to 45 minutes from the Makati central business district and Fort Bonifacio.

Much ease and convenience can be further expected as soon as all of the government’s planned infrastructure projects have been completed.

At present, Megaworld has 23 integrated urban townships to cap its 30 years in the industry. It has already built around 700 residential towers, 60 office towers, 17 lifestyle malls and nine hotels, spanning 4,000 ha in key areas across the country.
