Unrivaled pioneer in student residences continues to diversify

In more ways than one, Torre Lorenzo Development Corp. (TLDC) has pioneered many of tomorrow’s communities.

While a relatively new player, this niche developer has boldly introduced to the market fresh concepts that were untested but showed much promise, banking largely on its knowledge of what the market needs. And today, these same pioneering concepts have more than proven their worth.

It is a known fact that TLDC is the unrivaled pioneer of premium universities, introducing this concept in the late ’90s, starting with Torre Lorenzo 1 near De La Salle University in Taft Avenue, Manila.

In what was to become its signature approach, TLDC provided early on stylish, contemporary and premium student residences with relevant amenities and features that enabled it to achieve an unprecedented success in this niche market.

This has thus enabled TLDC to further expand its portfolio to include 2Torre Lorenzo and 3Torre Lorenzo, located in the area of De La Salle University and DLS-College of Saint Benilde in Manila; Torre Lorenzo Malate, which is near University of the Philippines Manila and St. Paul University Manila as well as medical centers; Torre Central near University of Santo Tomas; and Torre Sur, which is near University of Perpetual Help Medical Center.

And soon, another premium student residence from TLDC is set to rise in the Katipunan area.

The market’s warm reception of TLDC’s projects is not without reason. All its developments do not only provide unique amenities that ensured the safety, needs and well being of the students, but also offer lucrative returns for those who purchase units as an investment.

In less than a decade, prices of units at various TLDC projects have significantly appreciated, making it well worth your hard-earned money.

Diversified portfolio

Although TLDC has successfully carved a niche in premium university residences, it also continues to further expand its offerings to include hotels, resort and township developments to suit a bigger market.

TLDC and its partner, Thai hospitality group Dusit International, have earlier invested P4.5 billion to put up Dusit Thani Residence Davao, which offered 174 residential units in 124 hotel rooms; and dusitD2 Hotel, the first five-star luxury complex in Davao and Dusit International’s first residence in the Asia Pacific region.

TLDC is also developing Dusit Princess Lipa Hotel in Batangas, which is scheduled for completion in 2021; and the Lubi Plantation, an 87-ha masterplanned leisure township located on an island off the coast of the Davao Gulf. This township aims to offer a unique experience of living a pampered lifestyle amid unspoiled reefs, coral gardens and protected marine sanctuaries.

TLDC’s Ciudades is Davao’s first masterplanned township, which is a 200-ha community set in a natural environment in Mandug, Davao City. This project presents a new and refreshing way of urban living integrating residential developments, work spaces, leisure, retail and educational institutions.

TLDC announced in February this year about its plans to put up Dusit Princess Lipa Hotel and Dusit Thani Hotel in Lubi Plantation, a move that formed part of the company’s efforts to diversify into hotel and leisure sector.

“As a developer, our ability to anticipate the needs of future communities and provide that elevated lifestyle we see today is what sets us apart. We remain sensitive to the needs of our market, and build structures for them. For the investor, our properties promise real returns on investment that our partnership with the Dusit International Group will only increase,”  TLDC CEO Tomas P. Lorenzo had said.

TLDC’s move to diversify in these segments was also meant to balance the company’s revenue sources. The target was to raise to 25 percent the contribution of revenues from hotel and leisure projects by 2020, and eventually increase it to 40 percent, with the rest coming from sales of condominium units.
