Seeing value at the Verge

Avida Towers Verge focuses on convenience has a number of sustainable features.

“Avida Towers Centera has the distinction of being the first Ayala Land project in Mandaluyong, located on Edsa no less. This was in 2011. It is a four-tower residential condominium with a retail component on the first two levels. We had over 2,500 residential units and they are 97 percent sold. Units are currently being turned over. We felt that it was now the right time to build on that success with its follow-up, Avida Towers Verge,” Tanco further said.

Jojo Fabricante, Avida Land head for innovation and design group, pointed out key advantages to acquiring a unit at the Avida Towers Verge.

For one, property seekers are buying into a trusted brand that will afford them the Ayala Land lifestyle and standards of quality. Avida, in itself, already has 28 years of experience as a developer. Buyers and investors are likewise assured of continued value appreciation for their property. Centera, for instance, already saw a 40 percent increase in values since its launch.

And of course, an Avida unit offers a value-for-money investment, given its highly strategic location: proximity to business districts, commercial establishments, offices, schools, churches and hospitals, as well as major thoroughfares.

The Avida Towers Verge, which sits on a 9,756-sqm land, offers 1,020 residential units and seven retail units. The first tower is expected to be completed by December 2023.

Fabricante explained that the design concept of Avida Towers Verge focuses on convenience, right-sizing and a response to market trends on practicality, time and life priorities. As an Avida trademark feature, Verge’s different amenities were built around allowing and encouraging socializing within the  community.

The amenity deck has the clubhouse, the pools, an indoor gym, play area and sets of gazebos and open spaces where everyone can get together, have some rest and recreation, or just enjoy some “me time.”

And as with any Ayala project, the Avida Towers Verge has a number of sustainable features. Hallways and podium parking are equipped with light sensors for energy efficiency.

Residential unit windows use low-heat-gain glass that can lower the amount of heat entering a room, thus saving costs on air conditioning, while a rainwater harvesting feature meanwhile allows the collected water to be used for irrigating gardens, instead of using water from utility providers.

“Verge adopts the millennial trend of compact living, convenience, sustainability and managing one’s time and life. The design really focuses on what that market really needs at their life stage,” he further said.

Avida Towers Verge offers two layouts namely the Junior one-bedroom unit and the one-bedroom unit. Sizes range from 22.9 sqm to 36 sqm while prices can be anywhere between P4.2 million and P7.7 million.
