Students’ take on comfy living

“The units don’t stay vacant.  When a previous tenant ends his or her lease, I will only need to wait around two weeks for a new tenant to rent the unit,” said Javier.  That all University Towers are strategically located near schools and universities is a huge factor in continuous stream of tenants.  “Most of our tenants are students and they stay in the units until they graduate.  They like that the towers are a mere walking distance to their schools,” she added.

“It’s passive income.  We send our youngest child to school with the rent that we get from the units,” she added.

Javier’s eldest child and relatives have started to invest in the next-to-be constructed Tower V which is right across UST.  “My eldest child resided in Tower I when she was still studying in UST.  She saw that it is a good investment option and now that she already has a job, she got her own unit at Tower V,”  she related.

Siblings Emanuel John, an incoming Grade 12 student, and Elise Marylyn Dela Rosa, who will be in Grade 9, just recently moved in with their mom and youngest sibling at Tower IV.

“We like how comfortable our unit is here even though we just moved in,” said Emanuel.  “It’s also good that it’s near our school and that the amenities are nice,” he added.

“We feel safe here,” said Elise.

Aside from the student-targeted amenities, Prince Jun Development Corp. offers a rent-to-own scheme for would-be buyers who want to skip the long wait of bank financing application.

According to the property developer, their rent-to-own scheme will only require a client to deposit three months worth of rent, pay one month of rent in advance and issue post-dated cheques for the rest of the year, and the client can already move in his or her unit.  This is more convenient compared to the regular payment scheme where it takes a longer time before one can move in his or her unit.  Other financing methods such as in-house financing or bank loans will require the would-be unit owner to make a down payment of 10 percent plus secure an approved bank loan to pay the remaining 90 percent before one is allowed to move in his or her unit.

Prince Jun Development Corp.  has a lot of unit owners in Tower IV who availed of the rent-to-own scheme, especially with the start of the new school year fast approaching.  The rent-to-own option is attractive to interested buyers because it eases the pressure of waiting for the bank to process an interested unit owner’s bank financing application.
