Living spaces conducive to learning
It has been said that a country’s future lies in its youth. But what if their living conditions leave much to be desired?
After Tomas P. Lorenzo saw the stark contrast between the living quarters of university students here and of those abroad, what he saw was an opportunity to develop a special type of housing that will be tailor-made for college students preparing for their future.
It was a chance to revolutionize how students live and to make college life smoother for them. Never mind if he was going after a niche market, at a time when no one else had dared to venture into it.
“It is clear to us that we are going after a niche segment. We are building premium student residences for college students and their parents who are looking for the best and most secure living spaces that can encourage learning,” said the chief executive officer of Torre Lorenzo Development Corp. (TLDC).
Today, TLDC has a growing portfolio of premium university residences in the area of De La Salle University and DLS-College of Saint Benilde in Manila namely Torre Lorenzo 1, 2Torre Lorenzo and 3Torre Lorenzo.

“Students who live in our university residences come home to furnished, secure living spaces within walking distance of the big universities,” he said.
Each unit at TLDC’s student high-rises is outfitted with a modern kitchen and private bathroom. Amenities, meanwhile, are not the usual ones you will find in condominiums.
The trusted name in premium university residences went the extra mile and gave thoughtful attention to details that will complement a college student’s life: Wi-Fi-enabled study lounges, study pods in quiet zones, sound-proof study rooms, meeting rooms and discussion rooms are staple facilities.
Of course, to provide student residents with the right study-life balance, the property developer made sure to include recreational facilities such as gyms, swimming pools, basketball courts. There are also sky lounges, visitors lounges, as well as cafés and restaurants.
“Torre Lorenzo university residences are designed to be living spaces for learning,” Lorenzo shared. “We always look at the ever-changing lifestyle of the university student and strive to adapt to their needs and wants.”
Security is, of course, a number one priority for TLDC. All its developments are equipped with round-the-clock security and radio-frequency identification (RFID) systems that limit access within condominiums.
Parents who have children living at Torre Central, for instance, are notified via text message as soon as their child taps his or her RFID access card to enter the building, thus ensuring the former that their child is home, safe and sound. Parents can also decide on the number of visitors that their child can have in their unit.
“With every new residence, we make sure that we incorporate learnings from the previous (projects) and continuously innovate so we stay ahead of the curve,” he further said.
Being in touch with its market further helps TLDC live up up to its promise of being a sound investment, especially for parents who want a conducive and safe home away from home for their college kids.
“Thoughtful attention to design makes us create spaces that allow for study and meetings, as well as living and social areas. We know how important study-life balance is to the student and their parents and we make sure that our projects are conducive to these,” Lorenzo explained.
