Elevating students’ quality of living

TLDC ensures its student residents of units and amenities which are conducive to learning.

There was a gap and it needed to be filled.

When Tomas P. Lorenzo came back from studying abroad in the ’90s, he noticed the disparity between the living quarters of students abroad and those being offered in Manila. “The idea of premium university residences came to me,” shared the CEO of Torre Lorenzo Development Corporation (TLDC). “By offering true condominium comforts and security, there is a market that’s ripe for the taking.”

Lorenzo saw a chance to fundamentally change the college student’s quality of living in the country, especially given the limited options available to them. He realized the need for better student residences that offered more than what dormitories were offering back then. Not long after, Torre Lorenzo 1 rose along Taft Avenue in Manila.

Torre Lorenzo 1 is located on the corner of Taft Avenue, just a stone’s throw from DLSU. The success of TLDC’s first university residence led to the development of 2Torre Lorenzo, right beside CSB and just across DLSU. Much like its predecessor, 2Torre’s sophisticated and modern amenities complete the Torre Lorenzo lifestyle. Equipped with the awareness that schoolwork for a college kid doesn’t end with class hours, a study lounge is made available to student residents. There is also a swimming pool and a gym where one can let off steam after a long, difficult day at school.

A third university residence in the Taft area, aptly called 3Torre Lorenzo, just completed its foundation work and is now in its vertical phase. It is also expected to cater to students of DLSU, CSB and St. Scholastica’s College. Residents can expect a study room with sound absorbing eco board panels to keep the noise away which makes it especially conducive to studying. The property will also feature a resident lounge, lap & plunge pools. A fitness center, a garden terrace, a sky lounge and discussion rooms complete the student high-rise. 3Torre Lorenzo will be completed by the fourth quarter of next year.

Torre Lorenzo Malate

Nestled in quiet and safe Malvar Street, Torre Lorenzo Malate is within walking distance to University of the Philippines Manila College of Medicine and St. Paul University Manila. It is in close proximity as well to Philippine General Hospital, Manila Doctors Hospital and Medical Center Manila and Robinsons Place Manila.

Being situated at the heart of old Manila, the 45-storey property’s architecture will evoke a “regional colonial” feel with a modern twist. Said TLDC design partner Ivy Almario of Atelier Almario, “The design inspiration for Torre Lorenzo Malate is the old, pre-war Malate. Guests will experience a hip yet nostalgic place where the spaces are both friendly and with hints of an elegant, bygone era.”

Amenities include study pods in quiet zones, a swimming pool, a resident lounge, a fitness center, a meeting room, a visitors lounge, a sky lounge, and discussion rooms. Torre Lorenzo Malate is set to be completed by October 2022.

Torre Central

The fourth university residence from TLDC is now ready for occupancy, Torre Central is located in front of the University of Santo Tomas. The 32-storey building will have units ranging from ranging from 16.55 to 37 sqm. Student residents are assured of a study-life balance with facilities that include a wifi-enabled study lounge, a study hall, a gym outfitted with Life Fitness equipment, an indoor pool, a basketball court and a roof deck function hall.

Security is always a priority in TLDC properties and as an added feature, Torre Central is equipped with a security system that offers radio-frequency identification (RFID) for every resident. Parents of students residing in Torre Central are assured of their child’s safety. As soon as a student resident taps his or her RFID access card to enter the building, his or her parents will receive a text message informing them that their child is safely home. Parents can also decide on the number of visitors that their child can have in their unit.

In the pipeline is TLDC’s latest premium university residence that is set to rise in the Katipunan area, located within walking distance to Ateneo de Manila and Miriam College. This project will be launched in the second half of this year.

Aside from providing students looking for a place to rent with better options, Torre Lorenzo’s premium university residences are a sound investment. The TLDC Property Management team is intuitive to the needs of their student residents and makes sure that their buildings are well-maintained, enabling the property value to grow over time. “Investors can snap up a suite or two and then hand them over to the TLDC Property Management team which takes away the headache of unit leasing and ensure unit maintenance,” Lorenzo said.
