Multi-complex property rises in ‘next wave city’

Tierra Lorenzo Lipa will house the first urban lifestyle center in the city.

With Lipa City’s continuous economic growth comes the need for more residential developments and hotels for those traveling to this bustling city in Batangas.

One real estate company that had foreseen this was Torre Lorenzo Development Corp. (TLDC), the trusted name in premium university residences.


TLDC had seen this as early as nearly 10 years ago, which led to the creation of the Tierra Lorenzo Lipa complex, a mixed-use development in the emerging urban center of Batangas.


After its topping off ceremony on March 21, Tierra Lorenzo Lipa is all set to house the first
urban lifestyle center in the area with two residential buildings and one hotel. The center will
also offer a ballroom and function rooms for special events.

Lipa’s evolution into an information technology and business process management center over the last decade has spurred an increase not just in the number of people who have relocated there for business, but [also] in the number of frequent travelers. Lipa is in fact one of the 10 ‘next wave cities’ recognized by the Department of Science and Technology and the Information Technology and Business Process Association in 2016, 2012 and 2009,” explained TLDC chief executive officer Tomas P. Lorenzo.


First class amenities await the multi-complex property’s residents and travelers.

“With Batangas’ growth as a lifestyle center, and as an already recognized center of culture, this will also be a great place to set oneself up for a vacation home or even for retirement,” Lorenzo further said.

Accessibility will not be an issue since Tierra Lorenzo Lipa is located just a few minutes away from the STAR Tollway exit and strategically located near JP Laurel Highway. It also offers residents the convenience of living within close proximity to the necessities of everyday living, being situated near Robinsons Place Lipa and De La Salle Lipa.

Each unit will come equipped with a built-in kitchen cabinet with countertop and sink, bathroom accessories and fixtures, provision for cable TV, local area network and telephone, intercom, smoke detector and fire sprinkler, among others.

The multi-complex property will feature a spacious playground, a fully-equipped fitness center for residents of all ages, a pool deck and bar and a multipurpose pavilion ideal for family get-togethers. As with all TLDC projects, residents are assured of 24/7 security using the latest systems for everybody’s peace of mind.

Cozy units are sure to provide ease and comfort to residents.

For the leisure and business travelers, TLDC is collaborating with Dusit International to put up the P3-billion Dusit Princess Lipa Hotel. The project brings together the Thai and Filipino brands of hospitality with the quality and attention to detail that TLDC has come to be known for. The hotel is expected to be completed in 2021.

Added TLDC chief finance officer Noel Rapadas: “The best thing about Tierra Lorenzo Lipa is the opportunity that our residential units offer as vehicles for investment.”

“All our properties have proven to be successful investments that give a significant
return. Our property owners have the option to upgrade their units, turn them over to our property management team and we will do the rest. We take the headache of unit leasing and maintenance away from those who invest in our properties as vehicles for recurring income,” Rapadas added.

Units at Tierra Lorenzo Lipa are scheduled to be turned over by the third quarter of 2019.
