Pontefino Estates CDO boasts of world-class features and amenities.

There is merit to the idea of living in a masterplanned, self sustaining township.

The concept of a township, where everything you need is practically at hand, normally just a few minutes walk or drive from your home, has become the smarter, more practical option for homebuyers—not only those living in the metro, but those in the provinces as well.

In fact, having easy access to key establishments, retail areas, entertainment and commercial centers, other institutions such as schools, hospitals and churches, and even public transportation has become the new norm for both real estate developers and buyers.

In short, today’s property buzzwords are accessibility, comfort and convenience.

World-class township

But there are townships that clearly trump the others, be it because they have the so-called first mover advantage in that area, or they provide a unique offering or value proposition.

In Cagayan de Oro, there is one developer that saw early on the city’s potential, and which is now building a township under an established, reputable brand.

Fino Land Inc. is developing Pontefino Estates CDO, a masterplanned, 36-ha township of world-class features and amenities, complete with several exclusive residential projects, commercial and office space leasing, retail stores and dining options for the growing uptown market.

Its first project, St. Francis Heights, boasts of 305 unique Neo-Victorian designed townhomes and a variety of colors, wide open spaces and uncompromising amenities, as a proud testament to Pontefino’s success in Batangas City, explained Fino Land general manager Voltaire Antonio Flores.

The Pontefino community in Batangas is currently being expanded into a green, sustainable, mixed-use lifestyle community, which has distinct residential projects, shophouses and a hotel. In a few years’ time, it will soon host a high-rise condominium building, a convention center, as well as Batangas’ first IT park, the 4.2-ha The Forum at Pontefino Estates.

Contribution

“Fino Land chose CDO because of its rustic-urban combo allure, growing affluent population, strategic infrastructure and inherent potential for growth. It’s not as crowded as Metro Manila, Davao and Cebu. Its growing upper middle-class market gave us the opportunity to introduce the Pontefino Estates brand to the South, bridging life, leisure and comfort,” Flores explained.

This move by Fino Land was not only welcomed by investors and homebuyers within the province and nearby areas, but also by CDO’s local government officials, who noted the potential con-tribution of Pontefino Estates to the city.

“We welcome Pontefino Estates and St. Francis Heights not only to the City of Cagayan de Oro but to the Northern Mindanao Region as well. What makes the project special is its very strategic location in Uptown CDO. Aside from having a great view of Macajalar Bay and a cool climate given its elevation, the area’s mixed-use development will serve as the new gateway of CDO from Bukidnon and Central Mindanao,” Cagayan de Oro City Mayor Oscar Moreno was quoted as saying.

“I support and thank Fino Land in its endeavors that will contribute to the city’s expansion into the Uptown, Lumbia and Talakag areas,” he added.

St. Francis Heights in particular offers future residents a vibrant community that promotes a well balanced, holistic lifestyle. Its topnotch amenities include a clubhouse with a multipurpose hall and a meeting room; swimming pool with a sunken deck; playground; and a basketball court, among others.

Strategic offering

Apart from its open spaces and exclusive amenities that zero in on one’s health and wellness, this upscale development in CDO also offers a safe, secure, and peaceful environment that ensures a quiet suburban lifestyle for you, without needing to go too far from the downtown area.

Buyers can choose from a variety of colors for their townhomes, whose lot areas meanwhile range from 72.5 to 99 sqm.

Flores further pointed out that there are other clear advantages of living within St. Francis Heights, most notably its strategic location within CDO.

“Its prime and strategic location at an elevation of 100 meters above sea level makes it flood-free, breezy and close to nature,” Flores said.

“Being uptown and yet quite close to the downtown financial and commercial district, its proximity to Xavier University-Ateneo de Cagayan (the best school in town), SM City Uptown Mall and St. Francis Xavier Church makes it the most sought-after and livable address in CDO,” he further explained. “It is also envisioned to add sophistication and character to the lifestyle of the Cagayanons. It is along Fr. Masterson Avenue, the main thoroughfare leading to Uptown CDO making it widely accessible to private and public transport.”

Value for money

According to Flores, St. Francis Heights and the whole Pontefino Estates CDO is expected to cater to the upper middle and high-end market.

This include “the distinguished Cagayanons and Bukidnons of the region, our noble kababayans—the overseas Filipino workers (OFWS), doctors and other worthy professionals, corporate executives, empty-nesters, as well as expatriates, and retirees.”

“With a 35-ha integrated and mixed-use development, Fino Land will deliver value for money products with its meticulous workmanship and quality, provide additional skilled jobs in the construction sector, transfer the latest housing technologies and practices, and give opportunities to our suppliers and service providers,” Flores said.

“Fino Land has likewise partnered with the Jose Aliling Constuction Managers, Inc. (JACMI) and the AVPamatong Trade and Construction Firm, an AAA-rated builder in southern Philippines to ensure quality and professionalism in its products,” he concluded.
