A consortium led by property developer Double Dragon Properties Corp. has broken ground in Boracay Island for what will soon be the biggest hotel in the Philippines in terms of room count: a 1,001-room “eco-friendly” beachfront hotel under homegrown Hotel 101 brand.
Hotel 101 Resort-Boracay – the fourth development under Hotel 101 brand – will rise on a two-hectare beachfront cove of Boracay Newcoast, a 150-hectare tourism estate of Megaworld Corp.’s leisure estate subsidiary Global-Estate Resorts Inc.
This is a joint venture project of DoubleDragon subsidiary Hotel of Asia Inc. and Newcoast South Beach Inc. Hotel 101 is a hotel brand of DoubleDragon which aims to have a total of 5,000 hotel rooms in its portfolio by 2020.
DoubleDragon is led by Mang Inasal founder and DoubleDragon chair Edgar “Injap” Sia II and Jollibee founder and DoubleDragon co-chair Tony Tan Caktiong while NewCoast South Beach is led by its chair Enrique Gonzalez.
In a text message, Sia said the Boracay property – which would offer accommodations within the P6,000 to P8,000 price range per night – was targeted to be completed by the fourth quarter of 2020.

Boracay enjoys global popularity and the upgrading of Caticlan airport provides favorable macros. We are one of the best beach front properties within the best master-planned development on the island, located on one of the best beaches in the world. As the maxim goes, it is location, location, location,” Gonzales said in a press statement on Thursday.
“This new eco-friendly greenergized hotel project in Boracay puts forward our grand vision to be a major player in the hotel and resorts industry in the country. It will certainly boost DoubleDragon’s recurring revenues through years and will also significantly help generate economic benefits to the people of Boracay as well as contribute to pump-prime further the world-class reputation of the Island and the Philippines as a tourist destination,” said Sia.
Hotel101 Resort-Boracay will have room suites with balcony, expansive retail and food and beverage offerings, pool and outdoor deck, a business center, meeting rooms and function hall.
The proponents commit to adopt sustainable best practices from design to implementation alongside practices to reduce and reuse energy, waste and water. Some areas of Hotel101 Resort-Boracay will also be powered by solar panels and equipped with a rainwater harvesting system.
To date, Hotel 101 operates a hotel property at the Manila Bay area and is building new properties in BGC and Davao.
As a masterplanned tourism estate development, its newest location at Boracay Newcoast is part of an estate which will have its own commercial, retail and boutique hotel districts, residential condominiums, residential villages, hotels and resorts, surrounded by its own golf course. The development also incorporates green initiatives such as the use of electric jeepneys, solar-powered street lamps and flood-free drainage systems. The township also operates its own waste segregation program and material recovery facility (MRF) for waste recycling and sewage treatment plant (STP) that converts used water for irrigation and fire reserve.
