Keeping it safe, secure

Space Solutions is a warehouse, office and meeting space integrated into one modern and centrally-located 5,000 sqm property.

The notion of an “upscale warehouse” may strike many as an oxymoron, and coming from a conventional developer, it likely would be.

But the Marajo Group, which characterizes its mission as “interlocking dreams with quality,” is seeking to both elevate and redefine the typically nondescript property.


The group’s carefully curated vessel for this mission is Space Solutions, a warehouse, office and meeting space integrated into one modern and centrally located 5,000 sqm property.


“It’s pioneering. It’s exciting, because it’s different,” said Lita Bondoc, sole owner of the Marajo Group.


A warehouse is an integral part of any company’s operations, as a place for the safekeeping of its most essential objects and documents, and should be treated as such, according to Bondoc.

“My wish is for everyone to upgrade their warehouses. That’s why you are paying for it, because you don’t want anything to happen to your stuff,” said Bondoc, who added that the warehouse’s floors, up to the parking lot, were so immaculate that one could sleep on it.

“When you go inside my warehouse, it’s as if you went inside my office,” Bondoc said.

Prime location


The biggest draw of the property will likely be its prime location on J.P. Rizal Avenue in Makati, which is less than an hour away from the central business districts of Makati, Bonifacio Global City, Manila and Ortigas. This is in stark contrast to most warehouses, usually situated out of town.

Space Solutions’ first phase—a five-storey, 6,526 sqm property—will be ready for occupancy in December, to be followed next year by a massive, 12-storey building that will have triple the floor area of the first.

First foray

This is the Marajo Group’s first foray into warehouses, following the success of its commercial and residential projects like the Salcedo Towers, CEO Suites, and Hightown Quarters in Makati. The company prides itself on being a boutique developer that “do not go into superstructures of 100 storeys.”

“We like to make sure there is quality. You see our building?” said Bondoc, referring to the Marajo Group’s sleek, no-frills, 23-storey tower at the heart of BGC. “All our buildings are like this. The minute you are with us, you’re safe … How you see it here, is how we do it [everywhere].”

Although a warehouse might seem an unlikely move for a boutique developer, one could argue that it is simply a logical extension of the Marajo Group’s overarching approach to real estate: discerning exactly what people need and finding the simplest, best-quality solution.

In fact, a company can expect its belongings to be treated in Marajo’s warehouse the same way its executives would be treated at any of the group’s first class hotels.

“Every floor will have a small office… will have its own bathroom,” Bondoc said. “The ground floor will have an admin office where you can print and conduct your meetings… We will have the trucks to deliver and pick up if need be. It is going to be manned 24/7.”

Other features of the warehouse include a vault, parking tailored for trucks up to 40 feet, a Schindler elevator that can accommodate cars, weather- and dust-proof industrial lighting and “first-class security.”

The Marajo Group’s commitment to top-notch quality is best seen in its refusal to retail.

“We have to own [the building] completely so that we control the quality of the tenants and the building,” Bondoc said.

Ensuring quality, for the Marajo Group, goes hand-in-hand with tending to the welfare of its staff, regardless of the position. This means offering an assortment of benefits like allowances for home improvement, schooling, and motorcycles and cars.

“That’s why you see, they take care of the product. This is the end result,” said Bondoc, reveling in the stylish and spick and span interior of the group’s BGC office. “This is why there are no vacancies in any of our buildings.”
