The Alphaland Baguio Mountain Lodges is a masterplanned development of 300 lodge-style log homes, situated on a 78-hectare property. The development is just 9 kilometers or a 15-minute drive north of Baguio City on Ambuklao Road.
The site enjoys lush Benguet pine forest and totally pollution free mountain air. The property has an elevation of 5,200 feet as compared to Baguio proper and the Loakan airport, which are at 4,300 ft., and Tagaytay Highlands, where the highest point is 2,000 ft. and the average elevation is only 1,500 ft.
The master plan was completed by EcoPlan of Florida in the United States, the same master planner for Balesin Island. Lodges will be sold individually as horizontal condominiums, where the land will be proportionately owned by all 300 homeowners. This will allow for the optimization of the locations and views of all of the home sites.
There are five designs and floor plans to choose from, and the homes will be sited to maximize the views of the surrounding pine-forested mountains. The homes range in size from four to six bedrooms, and will be sold either as unfurnished but including sauna, stove, and fireplaces, or as completely furnished in ready-to-move-in condition with appliances, wine chiller, fireplaces, furniture, decorative furnishings, beds, luxury bed and bath linens, outdoor grill, and sauna.
Each home will be constructed from pine logs imported from Scandinavia. All units will be fully treated against termites, and no parts of the house that touch the ground will be pinewood but will be either concrete logs or mountain stone finish. All homes will have two fireplaces, one in the living room and another in the master bedroom.
Each cluster will consist of four to six homes, and will have its own water cistern that collects rainwater from the roof of each building. In addition, each house will have its own backup source of power.
The property will be completely enclosed by a concrete eight-foot security perimeter fence totaling more than 7 km to provide total and absolute security for homeowners, with at least 12 security outposts along a perimeter road.
The Clubhouse Inn has three levels, with the Main Level consisting of a grand fireplace, several sitting and lounging areas, karaoke room, bar, and restaurant with two indoor dining areas with a capacity of 16 people.
There are two outdoor dining areas which can seat a total of 60 guests, with magnificent views of surrounding mountains and Baguio City. The Inn also houses 10 comfortable lodge-style guest rooms on its lower levels.
Other amenities include a covered mini sports area with multi-use court that may be used as a tennis, basketball, or badminton court. There will also be a chapel, and mountain ponies and stables at the far end of the property. The 7 km perimeter trail will be ideal for a most enjoyable horseback ride.
On the main Ambuklao Road part of the property will be eight pine log units, which we will be provided rent-free to the best restaurants and other popular shops in Baguio for the convenience of homeowners.
To facilitate access to the lodges, there will be a total of three helipads on the property. Those who opt to use Alphaland’s helicopter services can take off from its existing hangar in NAIA or its helipad at Alphaland Southgate Tower in Makati City.
Alphaland’s Cessna Grand Caravan aircraft will also be available for those who want to fly to Loakan Airport, with comfortable shuttle van service to and from the property.
Landscaping, home maintenance and housekeeping services will be provided at cost, as will quarters for drivers and maids.
The Welcome Center, which is located only two hundred meters from the entrance gate, is now operational and will be staffed by Bernard Tesoro, its project sales manager, who will meet interested home buyers.
Mike Asperin, Alphaland’s COO, and Rico Sison, Alphaland’s director of design, will also be spending a lot of time at the project site and also available for inquiries.
