Gokongwei-led Robinsons Land Corp. (RLC) has entered Bicol’s office property market with the slated opening of a new building for the business process outsourcing (BPO) industry in Naga City, Camarines Sur later this year.
The office building, called Robinsons Cybergate Naga, is part of a mixed-use complex in Naga City, which RLC sees as an ideal location for BPO locators given its strong local government, private sector support and a highly proficient talent pool.
Robinsons Cybergate Naga will rise along Naga Diversion Road corner Almeda Highway, Barangay Triangulo, Naga City. It will be within the Robinsons mixed-used complex, which has a mall and two hotel chains: Go Hotels and Summit Hotel.
The shopping mall is slated for opening on Aug. 15 this year while the office building is expected to be completed in the second semester of 2017.
“The building is registered with the Philippine Economic Zone Authority (Peza) as an IT (information technology) center. Qualified locators at Robinsons Cybergate Naga may apply for various incentives from Peza,” RLC office buildings general manager Faraday Go said in a statement.
Robinsons Cybergate Naga will have two office floors plus a recruitment space at the third floor which would be connected to the mall, Go said. It will have a gross leasable area of 5,900 square meters.
The office building will have its own lobby at the ground floor as well as elevators dedicated to its tenants. It is also designed with large and efficient office floor plates and will be in “warm-shell” hand-over condition. This means it will have minimally finished interior, a heating and cooling system, drop ceilings, plumbing and restrooms alongside interior lighting.
With the needs of BPO locators in mind, Go said Robinsons Cybergate Naga would have 100 percent back-up power and installed with variable refrigerant flow (VRF/VRV) airconditioning system for flexibility and control.
The building will have fire sprinklers and smoke detectors, CCTV surveillance and 24/7 security.
Robinsons Cybergate Naga is also designed to have sufficient parking space for its tenants and their employees. It will also be accessible to major thoroughfares (Roxas Avenue and Almeda Highway) with 24/7 accessibility to major transportation for the convenience of commuters.
“Within the Robinsons Naga Complex, we have options for expansion should clients need additional space in the future,” said Go.
There are several major universities in Bicol that are seen ensuring adequate supply of BPO manpower. Educational hubs include Ateneo de Naga and The University of Nueva Caceres.
Telecommunications infrastructure is also available from the major telecom providers PLDT and Globe.
Naga is 45 minutes from Manila by air transport and six to eight hours by land travel.
