While there’s certainly no shortage of new residential projects in Metro Manila, finding the perfect home is still no easy feat.

For one, limited spaces in high density developments have become the norm. Going for a more spacious house and lot, on the other hand, could mean living far away from places of work—or even outside the metro.

If not carefully considered, buying a home can feel like investing on a compromise.

Space, quality of life, proximity to urban centers, and price. These were among the major issues that San Miguel Properties Inc., the real estate arm of San Miguel Corp., had sought to address with Dover Hill, its newest residential development in San Juan City.

A townhouse community built and managed like a condo development, it affords homeowners generous floor areas and high end amenities located in a prime suburb.

All these for less than the cost-per-square meter of developments in Bonifacio Global City or Makati City.

The focal point of community life at Dover Hill is The Dover Club, its indoor amenities area. One of its main features is the Party House, a venue fit for intimate sit-down dinners as well as big cocktail parties. It has its own living room, dining, kitchen, and bar.

For barbecue parties, there is also the Community Oven and Grill.

Dover Club meanwhile houses Flex, the community’s bi-level gym, which has cardio and strength machines as well as a Stott Pilates studio and a sauna. A swimming pool, a playground, gazebos, landscaped courtyards, and a jogging and walking path complete the lifestyle package.

Targeted strictly for end-users, Dover Hill is comprised of 93 multi-level, three to five bedroom units. Each home offers a generous floor area, ranging from 202.6 square meters (sqm) to 355 sqm, and features high ceilings.

Each unit also has its own basement parking for a minimum of three vehicles. The basement parking area keeps cars out of sight and, unlike other developments, is not sold separately.
