Veranda North offers a relaxed urban living

The last of the four-building mid-rise condominium development in Arca South called The Veranda is being launched this month by Alveo Land, which is known for innovation, bringing forward the industry excellence reinforced by its Ayala Land heritage.

Through Veranda North, Alveo Land is offering a relaxed urban living in Arca South, Ayala Land’s 74-hectare masterplanned estate with a 50-50 commercial and residential mix. The estate is one of the largest, integrated, mixed-use developments south of the metro.

A cut above the rest

All the units of North Veranda face prime views of plush gardens and park, proving the last building to be a cut above the rest. The Veranda’s last building has a total of 195 units. Unit sizes range from: 29 to 30 square meters for studio, 58 to 75 sq.m. for one bedroom, 81 to 96 sq.m. for two bedrooms and  120 to 147 sq.m. for three-bedrooms.

North Veranda launches with an average price of P140,000 per sq.m. Values have risen by 8 pecent, and existing inventory sales takeup has already reached 80 percent since the launch of West Veranda and South Veranda in 2014, and East Veranda in 2015. The Veranda has environments intuitively planned to incorporate architecture within sightlines and lavish open spaces. Phase 1 development

P80 billion was invested for Phase 1 of Arca South that includes the development of Ayala Malls’ transit-oriented mall, regional mall and lifestyle mall; the Arca South Corporate Center comprised of six BPO (business process outsourcing) buildings; Seda Hoel Arca South; and a 250-bed Qualimed hospital.

Phase 1 development includes the residential communities of which Alveo Land’s The Veranda is one of them, and the district’s main thoroughfare, Arca Main Street.

Arca South will be a pedestrian-oriented estate with wide sidewalks and dedicated bike lanes. Furthermore, forty percent of the estate will be connected through integrated basement parking which frees up the streets for walking. Forty percent of the estate has been dedicated to open spaces for landscaped greens  as well as dedicated bike lanes.

Expected to greatly improve access to Arca South is the construction of the Integrated Transport System (ITS) terminal, which will rise beside the estate. ITS is a multimodal terminal with a centralized ticketing facility, passenger waiting areas, trip information displays, retail establishments and a car park. Earlier this year, the South ITS project was awarded to the Arca South Integrated Terminal Inc., a fully owned Ayala Land company.

The Skyway and C5/C6 connector project will be inaugurated soon, which will provide another exit to Makati from the estate.
