2 Bulacan towns now popular residential sites for urban families

Among the areas primed to be the next growth corridor, the towns located in northern Bulacan—particularly Baliuag and San Rafael—are attracting much attention. The two towns’ low-key communities as well as family-friendly neighborhoods have seen a steady migration of families wanting to raise their children in a less hectic lifestyle.

With most of the developers filling up the areas south of Metro Manila, a number of them have already started looking elsewhere. But while San Jose del Monte City and Sta. Maria in Bulacan have been receiving much attention, one developer decided to look further north.

“Years ago, a number of areas in Baliuag and San Rafael caught our attention. Our projects may be located further north but both locations are just right for them since they basically target those planning to start a family. The air is clean, Baliuag University and other fine schools are just a ride away, SM Baliuag is less than a kilometer away, and if you need to go to Metro Manila, air-conditioned buses are available any time of the day and those with cars would surely appreciate North Luzon Expressway’s newly opened Balagtas Exit,” said Claribel Daguio, sales and marketing supervisor of Prominence Properties Inc. (formerly known as Prominence Property Development Corp.)

As Metro Manila continues to experience fast growth, Daguio said these areas north of Bulacan will soon be in the peripheral of a much bigger and progressive “Mega Manila.”

3-hectare dev’t

Prominence Properties is proud to announce the recent opening of Silverdale Residences, a three-hectare development located on Doña Remedios Trinidad (DRT) Highway in Barangay Tangos. The property offers 327 units featuring Hayley model homes, a two-story, two-bedroom house with 54-square-meter total floor area with 45-sqm lot.

Within the development, a covered basketball court, village clubhouse, parks and playground and a grand entrance way were built.

“Actually, this is the company’s second project in the province as Prominence Properties set up earlier Paseo de San Roque Village, a 5.2-hectare development also located on DRT Highway but in the nearby town of San Rafael,” Daguio said.

Two model homes were offered within Paseo de San Roque Village. The first is the two-floor, two-bedroom Florence home model unit that offers a total floor area of 70 sqm with 36-sqm lot. The second is the Vea home model, a two-story duplex that offers two-bedroom homes with a total floor area of 70 sqm and with 40-sqm lot.

Like Silverdale Residences, Paseo de San Roque Village offers the privacy and warmth of a well-secured, vibrant community. The developer built a clubhouse, basketball court, parks and playground, swimming pool, a Roman Catholic chapel, a guardhouse, a centralized water system/overhead water tank, underground drainage system, perimeter fence, wide roads and an elegant grand entrance.

Daguio related that the success of the first phase prompted the company to prepare Phase II, a 3.8-hectare project that will offer 368 housing units.

“To be sure, many people still prefer a traditional suburban lifestyle that both Silverdale Residences and Paseo de San Roque Village offer. With the bigger plans of Baliuag and San Rafael taking shape—establishments are starting to increase in number,” said Daguio, who also added that within the vicinity are several family-oriented establishments like the 8 Waves Water Park and Hotel, Big Rock Farm Resort, orchid farms, Royal Northwoods Golf Course and the San Rafael River Adventure Resort, Farm and Event Place.

She added that any residential community that will be built in this part of Bulacan will surely appreciate the province’s history not to mention its secured topography that make both Baliuag and San Rafael safe from flooding. Baliuag is the 10th town founded by the Augustinians in Bulacan (in 1732) and incorporated by the Spanish Governor-General in 1733.

Daguio said: “During the early part of the 19th century, Baliuag was already considered one of the most progressive and richest towns of Bulacan. The growth of the public market as well as many other new commercial establishments and educational institutions has significantly changed the mode of economy of the town. Today, it’s now a major commerce, transportation, entertainment and educational center of northern Bulacan.”
